Also present was the
Applicant, Jon Hagenstein, who currently has a purchase agreement for the property with
the cell tower company. The lot is approximately 45,000 sq. ft. and is mostly all wooded.
The current development has an existing cell tower with two buildings that are fenced in
and surrounded by a gravel parking lot. Jon owns the adjacent property at 37 Bowdoin
Road.
Jon plans to use the proposed lot for storage for his current business. He would like to
share the driveway with Beacon Marine. There is no proposal for a new curb -cut. The
grading would be from West to East. The lot is shaped like a "pot" and the handle is located
to the North of the Towers, and is the highest point on the property. The grading will occur
towards the East, and South for the proposed drainage system. It will be similar to a
drainage basin that is "U shaped, and in addition to the basin it will have a sub -surface
leaching system to control the highest storm event. There will be a 3 ft. retaining rock wall
between the facility to the North and the proposed contractor's yard with fresh gravel.
Chris Galla her Town En ineer
Chris asked if the intent was to have a narrow channel with stone for the drainage. Raul
said that the sloping side facing towards the contractor's yard will be lined with crushed
stone.
The bottom is about 4 ft. wide, and the outside slope will be naturally vegetated. Chris
asked if there was an extra 4 ft. contour. Raul said that the area will loop around that shows
the 48 ft. Chris suggested to make an adjustment to the 48 ft. contour. Chris wants the plan
revised prior to the Zoning Board Meeting.
