Minutes of Meeting
Plan Review Committee
Tuesday, November 9, 2021
Mashpee Town Hall Waquoit Meeting Room
Glen Harrinotona Health Awent
Glen asked if there is a low point on the retention area. Raul said that the bottom of the
basin is 46. Glen said he requires sub -surface drainage so there is no standing water. Raul
said there's a sub -surface leaching additional to the basin. The plan needs to be revised.
He asked where the storage of vehicles will be. There should not be any vehicles stored
near the drainage area. No gas or oil should be near the drainage area. There should be
a dedicated area for the storage of vehicles.
Kate Cadoret Assistant Conservation A ent
The project is not within wetlands jurisdiction.
Dave Morris Buildin Commissioner
Dave asked if the shared driveway will be crushed stone or paved. Raul said it will be
paved.
Evan Lehrer Town Planner
Evan said that common driveways require a Special Permit from the Planning Board as
required under the Zoning Bylaw. Since the applicant owns the adjacent lot, he suggested
that it might be beneficial to eliminate the lot line between the two parcels to be compliant
with zoning, and to submit a formal plan. He also asked what the material surface treatment
will be for the shared drive way. The notes on the plan should be revised. Raul said that
the yard itself will be crushed stone, but to avoid tracking material onto the public road, the
apron portion to the North will be paved. The crushed stone should be 12 inches thick.
Evan mentioned that if the two adjacent lots were sold, and held in common, and used for
the same entity upon sale of the property, or prior to any transfer would negate the
requirement for a Special Permit from the Planning Board. There is nothing required now,
but he is suggested at the time of transfer of the lot, either to get a Special Permit; continue
the shared use of the driveway, or move it to be exclusive of a curb -cut permit.
Glen Harrin ton Health A ent
Glen suggested that a condition could be made by the Zoning Board that upon the sale of
the property that the driveway be installed on the property.
Tom Rullo. Fire Chief
He asked what hazardous material is stored. Jon said; no.
Chris Galla her Town En ineer
Chris reviewed his comments that the plan should be revised to show the pavement, and
remove the contour to show the drainage. The Zoning Board should have the correct plan.
There were no more comments.
2
