•February 27, 2014 <br />Page 3 <br />THE PROPOSED PROJECT <br />Mr. Carter seeks to construct a 7,432 square foot building on the Premises and <br />operate a classic car sales, storage, restoration and repair business. A site plan depicting <br />the proposed building and other site improvements is attached as Exhibit 5. <br />The proposed building will be 100 feet long and 70 feet wide and will have a 12 <br />foot wide by 36 foot long office on the front. The building will have a wooden frame and <br />metal siding, typical of industrial park buildings. A conceptual drawing of the building is <br />attached as Exhibit 6. Floor plans are attached hereto as Exhibit 7. <br />The building will be set back from Commercial Street 84.2 feet and a minimum of <br />60 feet from each side yard boundary. It will be less than 35 feet high, less than 2.5 <br />stories, and will cover less than 25% of the lot. Accordingly, the proposed project <br />satisfies all the Land Space Requirements set forth in the Table at § 174-31 of the Bylaw. <br />•The office will be used to meet with customers and to conduct the "paperwork" <br />side of the business. The open area within the main portion of the building will be used <br />to display, store, restore and repair classic cars. Two repair lifts will be installed within <br />this portion of the building. All repair work will be conducted inside of the building. <br />The business will be low-volume compared to mainstream dealerships offering new or <br />used cars for sale. Consequently, there will be a relatively small amount of car fluids <br />used in the business. All such fluids will be stored, maintained, and disposed of in <br />accordance with Massachusetts General Laws regarding hazardous waste. Floor drains <br />will be installed which will drain to a double -walled tight tank. The tight tank will be <br />emptied as needed by a properly licensed hauler. <br />Parking spaces will be provided on the sides of the building. The dimensions of <br />the parking spaces comply with § 174-38 of the Zoning Bylaw. The number of spaces <br />complies with § 173-39 of the Bylaw. And the location of the parking complies with § <br />174-37. <br />In addition to the parking facilities required by the Bylaw, Mr. Carter also <br />proposes a paved area in front of the building which will be used to display the classic <br />cars that are being offered for sale. This area will be used exclusively for cars being <br />offered for sale and not for parking by customers or employees. <br />•A septic system that conforms to Title V and all local Board of Health Rules and <br />Regulations will be installed under the display area, as shown on the Site Plan. <br />
