Archila <br /> 12 Pine Ridge Road, 30, 32, and 36 Monomoscoy Road West <br /> Assessor's Map 114 Parcels 79, 80, 81, and 82 <br /> Mashpee, MA 02649 <br /> FINDING-2015-15 <br /> Mr. Furbush said that the lot frontage is on two roads so the applicant is entitled to <br /> setback relief Mr. Bonvie has safety concerns because the drive way is on Monomoscoy <br /> West and the front is on Pine Ridge Road.Mr. Mendoza stated as long as the proper address <br /> is on the front door it should not be a problem with the Fire Department. <br /> Mr. Furbush read the comment into the record from Conservation dated May 22, <br /> 2015; "The Conservation Commission has approved the applications for Pine Ridge". He <br /> also read the Board of Health comments dated May 18, 2015; "Septic inspection required <br /> prior to issuance of building permit. <br /> GENERAL FINDINGS: <br /> The subject property located at 12 Pine Ridge Road is approximately 18,469 <br /> square feet. <br /> There were no abutters present. <br /> WRITTEN FINDING CRITERIA: <br /> Article V -Nonconforming Buildings and Uses: <br /> §174-17. Continuance; Extensions; Alterations - Lawfully created structures or <br /> uses may be continued, although not conforming with the provisions of this chapter. Non- <br /> conforming single- or two-family dwelling structures may be changed, extended or altered <br /> if such change, extension or alteration complies with the dimensional requirements <br /> applicable to the lot under current provisions of §174-31 or, for lots which have been <br /> developed pursuant to §174-21, complies with such requirements as were applicable to <br /> initial construction of the dwelling under provisions of§174-21. <br /> §174-20. Rebuilding of Destroyed or Damaged Nonconforming Structure Any non- <br /> conforming building or structure destroyed or damaged by fire, flood lightning,wind or otherwise <br /> may be rebuilt, subject to approval of the Board of Appeals subject to the same conditions as set <br /> forth in§174-24 of this chapter. <br /> Changes, extensions or alterations of non-conforming single- or two-family <br /> dwelling structures which do not meet the applicable dimensional requirements as set forth <br /> above, and changes, extensions or alterations of all other non-conforming structures, or <br /> non-conforming uses, may not be made unless there is a written Finding by the Zoning <br /> Board of Appeals that such change, extension or alteration shall: <br /> 2 <br />
