Charlie stated that his inspection showed that everything
in order.
Judy made a motion to release the covenant of lots
2, 3, 4,5, 6 ,7 ,and 8. Louise seconded the motion. All Board
{ =_ members were in favor.
w=^ Mr. Kevin Kirrane, Notary Public, notarized all the
necessary paperwork.
Continuation of Public Hearings
`-{ Applicant: Merganser Realty Trust
`-- Location: "Turner Road" 300 feet north of Falmouth Town t
3
1.
Line.
a= Request: Continuation of Public hearing to review the
:7 Definitive Plan for a 51-lot subdivision. Def ..
filed 12/5/88 . Mar. 4 deadline has been
extended by letter to A ril 26. New letter
D
.._ .: extending to May 19, 1989. To review access
problem.
Mr. Donald Angus, Attorney for Merganser Realty Trust was ;
present. He stated that they have completed their
presentation. Their engineers were present if there were
any additional questions from the Board.
I
Charlie had reviewed the plans . He stated, that he still had
a question on how the roadway off of Bogg River Bend would
sr; be done- the cross section, grading etc. There were other
minor problems within the subdivision which would be simple
to rectify.
Tony asked Tom if he had any additional comments on the
traffic report.
Tom said he did not, but stated that the report did not
address the issue they were most concerned about which was
safety. It was mainly a capacity analysis report.
Tony asked Lee if he had any further input on the water
quality report.
He stated that the contribution under full buildout is in
excess of the Mashpee standard, and the figures should be.
reduced. He cautioned that the calculations were based ail 3
persons per dwelling, and it might be more appropriate to '
place an overall limit on number of persons in subdivision.
i
Tony explained to the applicant that the Board reviewed a
very similar situation with the Greenbriar Development-
.. ,
same access , relationship to Childs River East, traffic
impact and safety, water quality and impact an Falmouth
water supply. It is a very similar situation in impact,
only with different intensity in use of the land. This
subdivision also carries the question of filing. The Board
does not have any other questions regarding those issues.
- 3 -
