The Chairman recognized Attorney .Tack Mc lhinney representing,the Applicant, <br /> who in turn introduced David woods, and Matthew Eddy. <br /> Attorney Mc lhinney presented an updated plan to the Board explaining that said <br /> plan before the Board is a 0-unit plan (reduced from a previous -unit plan). The <br /> Zoning.Board of Appeals has granted a variance t'o allow three-stories, 9-feet on four(4) <br /> six-unit buildings. Some the density has been reduced along the soccer field and along <br /> Simons Road to a total-of 1 -wits in that area, for-a total of 8.3acres for this portion of <br /> the proiect which,is-under -units per acre, which is in-line with the on'gmnal layout of the <br /> Cranberry Ridge subdivision. <br /> There was agreement at a recent meeting with the abutters to incorporate a -unit <br /> building in this area in order to allow for more space and less density. The nearest <br /> structure to Cranberry Ridge will now be 1 - t. Which provides for a more substantial <br /> buffer. There will be -structures in this area; which is currently zoned for -structures. <br /> Attorney McBlhinney requested input from the Planning Board and suggested <br /> additional comments be taken.from the abutters. <br /> Dennis Bal .a *ni inquired as to the layout ofSimons Road;f; to which tt me r <br /> l icBlbinney stated the proposal is to end the pavement at a certain point-and continue <br /> with a gravel way and speed bumps. <br /> Where was brief discussion regarding road design, and subdivision n regulations. <br /> Attorney 1 lc lhinney agreed to comply with the Fire Department requirements,. <br /> including possible width-and material recommendations. <br /> Board Members raised concerns and there was some discussion regarding <br /> possible (tee) turn around or cul-de-sac. Attorney McElhinney stated that Mural <br /> heritage has expressed some protection concerns in this area as well. Mr. eddy <br /> indicated the area on the plan that wi11-be..deed restricted for National Heritage, stating he <br /> will approach.them with regard to the Boards suggestion for a turn around. <br /> The Town Planner inquired about,the vegetation/buffer at the Becher house <br /> location, asking if there is possible National Heritage credit. Mr. Eddy explained that <br /> Applicant has made the attempt, but that National Heritage has declared this is not <br /> considered to be a habitat area. <br /> There being no ftirther Board comment or questions the Chairman invited <br /> comments from the Public and recognized the following: <br /> Attorney Richard Terry—Is,in agreement with Attorney McENnney and Mr. <br /> Woods in that a lot of progress has been made in this regard and that good faith efforts <br /> have been made as well. There are some issues that remain unresolved; the abutters <br /> continue to meet in groups and contact the Applicant. He feels that communication has <br /> been extremely successful and that the hope is to satisfy everyone's concern. . Applicant <br />
