Van Beek Certificate of Title: 194829 <br /> 357 Monomoscoy Road Lot: 10 <br /> (Map 120 Parcel 19) Plan: 15281-B <br /> Mashpee, MA 02649 <br /> A Petition was filed on June 10, 2014 by Kristin P. Van Beek requesting a Written <br /> Finding under Article V §174-17 of the Zoning By-laws and M.G.L. Chapter 40A §6 <br /> concerning continuance, extension, or alteration of a pre-existing, non-conforming <br /> structure to allow for construction of a new single-family dwelling and garage with living <br /> space on property located in an R-3 Zoning District at 357 Monomoscoy Road, (Map 120 <br /> Parcel 19), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on June 20, 2014 and June 27, 2014 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, July 9, 2014 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush,Vice Chairman,William Blaisdell, Clerk,Ron <br /> Bonvie, Board Member Richard Jodka, and Associate Member, Scott Goldstein. Also <br /> present was Building Commissioner, Richard Morgan. <br /> Mr. Kevin Kirrane, represented the homeowner, Kristin Van Beek, at 357 <br /> Monomoscoy Road who has an application to alter and extend a pre-existing non- <br /> conforming structure. Mr. Kirrane provided the Board with photographs of the existing site <br /> conditions and adjacent properties in the neighborhood. As indicated in the application, <br /> there are two existing single-family residential structures highlighted in yellow on the plot <br /> plan. The existing structure consists of two single-family residential structures containing <br /> four(4)bedrooms and a small shed. The applicant is proposing to raze and replace the two <br /> existing structures and replace them with a single-family, three (3)bedroom structure and <br /> a garage structure with one (1)bedroom and living room space with no kitchen facilities. <br /> 1 <br />
