MASHPEE ZONING BOARD OF APPEALS <br />APRIL 24, 2013 <br />• MINUTES <br />Mr. Cusick stated he is requesting permission under the two petitions to raze and <br />replace a 2.5 story home on new foundation proposed square footage of 1,489 <br />square feet. The front and back setbacks are within the statute and looking for <br />relief on side setbacks. The lot is 50 feet wide by 160 feet deep. He stated he <br />knows the Board is familiar with the neighborhood and the lots are long and <br />narrow and is not uncommon to have 10 foot side setbacks as indicated on the site <br />plan. So other than looking for some relief, which is customary in this <br />neighborhood of the 10 foot side setbacks everything else is within regulations of <br />the Town Bylaws. <br />Prior to the meeting, he had shown his plans to his abutting neighbors on each <br />side and they voiced no objection. Mr. Cusick also reviewed the plans over the <br />phone with Mr. Paul Dardano, who is the spokesman of the Rock Island <br />Association Neighborhood. He indicated that he was going to present a letter to <br />the Board and would be read into the meeting. <br />Mr. Furbush mentioned the footprint looks about the same, but asked Mr. Cusick <br />if he was extending the dwelling a little closer to Pine Avenue. Mr. Furbush also <br />asked if the deck was being replaced. Mr. Cusick said he is not reconstructing a <br />deck in the back. He mentioned with the addition, the square footage of the <br />foundation would make up for the square footage that is lost with a deck. <br />• Bringing the foundation forward is still complying within the 40 foot setback. He <br />mentioned his foundation is 30 feet by 48 feet and is virtually identical to the <br />existing house next door at 14 Pine Avenue. <br />Mr. Furbush asked if there will be dry wells installed to catch the roof rain water <br />runoff. Mr. Cusick said; "Yes, once he selects a builder he is installing a very <br />inclusive system and is similar to others in the neighborhood." <br />Mr. Cusick mentioned he is familiar with two areas in the neighborhood that have <br />issues with rain water runoff; on the comer of Pine Avenue and Shore Road that <br />was recently renovated with drainage sewer covers and funded by the <br />Association. The other is the corner of Rock Island Road and Cross Street. Mr. <br />Cusick stated although the neighborhood does have some issues with drainage, his <br />property and his abutters do not have any issues with drainage on Pine Avenue. <br />Mr. Furbush suggested he install dry wells off the down spots. Mr. Cusick said he <br />has no problem with this request. <br />Mr. Bonvie mentioned that the grading actually depicts the water would be <br />flowing toward the street. The 22 grade right in front of the home and the street is <br />20 which is fine but would overload the condition that exists in the street. <br />• Mr. Cusick mentioned the property does slope back-to-front but over 160 feet and <br />is not a significant slope. <br />2 <br />
