MASHPEE ZONING BOARD OF APPEALS
APRIL 24, 2013
MINUTES
Mr. Bonvie asked about the storage bin on the property and his intent. Mr. Cusick
said it is a shed that is 4 feet deep by 6 feet long and is only used for trash storage.
He said his intent would be to keep the storage bin on the property.
Mr. Bonvie asked what material is being installed for the driveway. Mr. Cusick
said he is removing the tarred driveway on the right side of the property and is
replacing it with a garage on the left side of the house and installing a crushed
stone driveway to allow for a six cars leading up to the garage.
Mr. Bonvie mentioned that cleaned crushed stone material installed for the
driveway would substantially help with drainage into the street as opposed to an
asphalt driveway.
Mr. Furbush asked if the height of the house will not be over 35 feet from the
present grade. Mr. Cusick mentioned he questioned his architect because the
drawing shows the actual measurement of 35 feet but is actually 23 feet from the
average grade.
The depiction is actually from the front grade which she is between 22 and a
quarter feet and 22.5 feet. The worst case scenario, this is still 6 inches below the
• height of 35 feet because it is measured from 6 or 9 inches depending on the
margin of error of the front grade. The average grade is 23 feet.
Mr. Bonvie mentioned if the Board grants a 10 foot variance on both sides of the
home, the form builder should be precise. Mr. Cusick said he addressed this issue
and mentioned that his current foundation is 26 feet wide and asking for 4 feet
more, essentially 2 feet on each side.
Mr. Bonvie said to pin the footings when the concrete is poured the walls stretch,
as they always do to three quarters of an inch or an inch, you have a problem.
Mr. Cusick stated the builder he may hire poured the foundation at 14 Pine
Avenue which is 30' x 48', used the same method and did not have a problem.
Mr. Bill Blaisdell stated whatever ruling the Board makes will be contingent upon
the plot plan that was provided. If you violate the plan that was presented than the
project is null and void.
Mr. Bonvie asked Building Commissioner, Richard Morgan if the proposed bulk
head on the right side would not be included in the setback. Mr. Morgan said;
"No"
is
Mr. Furbush asked if there were any questions from the audience.
