It explains what a Major (Substantial) and Minor (Not <br />substantial) change is. <br />It talks about a change of more than 10% and a Substantial change. <br />At 185 Wading Place there are 3 changes; <br />1) Set back on the northwest side <br />2) Set back on the southeast side <br />3) Lot coverage <br />On two of the three changes, the change is 10% or less and on the third change <br />(setback on the .southeast side) it is over 10%. The new lot coverage is less than <br />20% and although the change in setback is on the southeast side of over 10% <br />change it is still 15.5'from the lot line. <br />1 don't have a problem letting this go that as a Minor/Non-Substantial change. <br />We have approved many plans in this area at less than 15.5'setbackfrom the lot <br />line. " <br />Mr. Forbush confirmed with Richard Morgan, Building Commission and did not <br />have an issue with this minor modification. However, revised as -built plans must <br />• be submitted. <br />Mr. Bonvie made a motion to approve the minor modification to a Written <br />Finding 2012-32, for 185 Wading Place Road. This modification would include <br />the front yard setback off Wading Place Road, a reduction of 8.3 feet off Bluff <br />Avenue; front yard setback of 1.3 additional feet, and lot coverage from 16% to <br />19.9%. Also approve the revised plot plan for 185 Wading Place Road, Mashpee, <br />MA, prepared for: Capewide Enterprises, Prepared by: JC Engineering, Inc. 2854 <br />Cranberry Highway, East Wareham, MA 02538, Scale: 1"=20', dated April 25, <br />2013. <br />Bill Blaisdell seconded the motion; Vote: Mr. Furbush, yes, Ms. Horton, yes, Mr. <br />Dorsey, yes, Mr. DeBarros, yes.
