• <br />MASHPEE ZONING BOARD OF APPEALS <br />MAY 8, 2013 <br />MINUTES <br />185 Wading Place Road: Minor Modification to Written Finding 2012-32 <br />Attorney Kevin M. Kirrane, stated he is representing Mr. and Mrs. William Wade, <br />the owners of the property at 185 Wading Place Road. In regard to the letter dated <br />May 1, 2013, requesting a minor modification to the finding raze and replace <br />project at this particular address. <br />It appears there was miscommunication between the designer of the structure and <br />the site plan designers. Basically, the proposed structure is actually larger than the <br />foundation on the site plan that was originally approved by the Board as part of <br />raze and replace project. It was not discovered until after the new foundation had <br />been installed and determined the design of the home is too large. As a result, we . <br />are asking for a modification to the original approval that essentially adds about 2 <br />feet on the northwesterly side of the structure and is highlighted in yellow on the <br />site plan and labeled as "proposed addition". <br />This "proposed addition" will be aligned with the design of the structure that was <br />brought originally before the Board and instead of being 26 feet from Bluff <br />Avenue, it will now be 23.7 feet from Bluff Avenue. We also show a proposed <br />• addition on the easterly side of the structure that was also shown on the original <br />plan that was approved, but we only bring this to the Board's attention because <br />instead of being 19.3 feet off the sideline, it will now only be 15.5 feet off that <br />sideline; which meets the 15 foot requirement and compliant with the by-law. In <br />essence, the addition of approximately 2.3 feet on the northeasterly side of the <br />structure has an impact of bringing the structure about a tenth of a foot closer to <br />the rear side of Wading Place front yard to be 16.7 feet as opposed to 16.8 feet. <br />The redesign of the house would be 2 feet narrower than what was originally <br />proposed. Also, the proposed addition will be on a crawl space not a full <br />foundation because it is just being added to what is currently there. <br />Bill Blaisdell asked Kevin if he is in agreement that both Bluff Avenue and <br />Wading Place Road would be considered as front. Kevin stated, yes. <br />Mr. Furbush read an email into the record addressed to Mary Ann Romero, dated <br />Thursday, May 2, 2013. "]just took a ride by the property and checked out the <br />progress. The only thing that has been installed is the foundation. I am happy the <br />owner came forward at this point rather than wait to tell as after the house had <br />been finished. <br />I have checked the only info I have or could find regarding "Substantial " changes <br />to a project. This info comes from "760 CMR "Dept. of Housing and Community <br />Development. This is what we use regarding "40B "projects, and it addresses <br />• <br />2 <br />
