d4 <br />0 <br />MASHPEE ZONING BOARD OF APPEALS <br />MAY 22, 2013 <br />MNUTES <br />Engineer, Michael Aucoin stated the property borders two commercial properties off Trinity <br />Place. He stated their idea is to extend Trinity Place to Savannas Path and acquire the <br />adequate frontage and access for the fire department. They are proposing to connect Trinity <br />Place and Savannas Path, and keep the dirt road open. <br />Cotuit Solar is requesting the following relief dimensions on the property: <br />-22 foot variance from the rear lot line <br />-15 foot variance on the.right side <br />-40 foot variance on the front <br />They are not requesting a left side variance and the proposed lot coverage is 8.7%. <br />Mr. Aucoin stated they are currently working with Tom Fudala and the Planning Board <br />regarding sub -division approval because of the proposed road extension profile and drainage. <br />They will also be resubmitting plans to the fire department regarding the proposed paved <br />parking for the existing building. <br />Mr. Blaisdell commented according to the current by-laws, it states that no building in a C-2 <br />may be located within 75 feet of Rte. 28 or 151 or Great Neck Road North or South or Rte. <br />• 130. He asked if Cotuit Solar is looking for relief on those roads. Michael Aucoin stated they <br />are not looking for relief on any of those roads. <br />0 <br />Mr. Furbush stated that this project needs to be reviewed in detail by other Boards prior to <br />returning to the Zoning Board as well as the Town Engineer. Mr. Blaisdell stated they will <br />also be consulting with Town Counsel. <br />Mr. Reiffarth stated they will need to see landscape plans prior to the next meeting. <br />John Bartlett, an abutter residing at 28 Sampsons Mill Road since May 2009, approached the <br />Board and presented documented concerns. He stated he was not contacted prior to the Town <br />Meeting back in May, 2010 and the warrant failed to mention the actual court address of the <br />property. He also has safety, traffic and environmental concerns. <br />Mr. Furbush stated that they will continue this hearing and no construction should be <br />performed until further notice is given to the Building Department and Planning. <br />Mr. Blaisdell made a motion to continue Cotuit Solar's request , to June 26, 2013 for a <br />Variance under 174-31 (Land Space Requirements) of the Zoning By-laws and M.G. L. <br />Chapter 40A § 10 for relief from the front, rear and side setback requirements of a residential <br />structure located in a C2 Zone at 36 Savannas Path, Mashpee, MA. <br />
