Town of 1Ylashpee <br />d fi <br />16 Great Aeck Road d%nh <br />Mashpee, Massachusetts 026,49 <br />MASHPEE ZONING BOARD OF APPEALS <br />JUNE 12, 2013 <br />MINUTES <br />The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, June 12, 2013, <br />at 6:00 p.m. in the Waquoit Conference Room at the Mashpee Town Hall, 16 Great Neck <br />Road North. Board Members Jonathan D. Furbush, William A. Blaisdell, Ron Bonvie, James <br />Reiffarth, Associate Members John Dorsey, Domingo K. DeBarros, and Richard Jodka and <br />Building Commissioner Richard Morgan were present. Board Member Judy Horton was <br />absent. <br />Chairman, Jonathan D. Furbush opened the meeting at 6:00 p.m. and announced the meeting <br />is televised live on local Mashpee television. <br />PLEDGE OF ALLEGIANCE <br />Jonathan Furbush announced the regular Board members and Dom DeBarros will be acting on <br />the following item. <br />Willowbend Country Club, Inc.; Request a Variance under §174-31 of the Zoning By-laws <br />• to vary the number of stories and the height requirements to allow for construction of a six - <br />unit building containing three stories with a maximum height of 39 feet on property located in <br />an R-3 Zoning District at 100 Simons Road (Map 62 Parcel 169), Mashpee, MA <br />Jack McElhinney, Attorney for Southworth Mashpee Properties, and represents the owner of <br />Willowbend Country Club, presented the petition as a matter of confirmation to an existing <br />variance that was granted in April, 2012. This particular lot is located adjacent to the pool area <br />and basketball court. The area being restored at Willowbend consists of forty (40) new <br />condominium units located along Simons Road. This property was approved by the Planning <br />Board under Willowbend Special Permit in May, 2013. The Simons Road realignment was <br />approved by the Selectmen in Town Meeting. <br />This proposal dates back to 2009 and were originally four buildings containing three stories <br />each at 39 feet and each were granted a variance by the Zoning Board in 2009, and extended <br />again in 2012. The Planning Board approved the realignment of Simons Road to be situated <br />behind the units and golf course instead of in front. There was a minor adjustment to some of <br />the building locations that were previously granted variances and the elimination of one three- <br />story building. Currently, there are a total of three buildings which are 39 feet in height and <br />three stories tall. Two of those buildings with variances are still in effect and have not <br />changed. As a result of this adjustment, the Planning Board asked this project be revisited to <br />the Zoning Board of Appeals requesting confirmation of the original variance granted for this <br />particular building appropriate to request a new variance. <br />40 <br />
