MASHPEE ZONING BOARD OF APPEALS <br />JUNE 12, 2013 <br />• MINUTES <br />There have been some slight adjustments in the building plans since the Board of Appeals but <br />the footprint of the buildings are identical. It's mostly interior adjustments. Also as part of the <br />record, the Planning Board's Modification #29 issued on May 15, 2013 which includes a <br />condition requested that this variance be reconfirmed. <br />Ron Bonvie asked if these buildings will have elevators and parking under the units. Mr. <br />McElhinney stated there will be no parking underneath and there will be two parking spaces <br />per unit. <br />Jonathan mentioned one issue submitted by the Assessing Department regarding the street <br />address. Mr. McElhinney mentioned he spoke to Jason Streebel regarding an existing <br />unoccupied house on the property. It has been vacant for some time and will be razed. He <br />stated the existing villas were developed and numbered and ran North to South and were <br />inconsistent with the street address assigned by the Town. He mentioned he will be meeting <br />with both Clay Nicholson and Jason Streebel to reassign the numbers along the entire road <br />within the next two weeks. <br />Richard Jodka read the submittal letter to; " Mashpee Zoning Board of Appeals, dated May <br />10, 2013, Re: Willowbend Country Club - Petition for Variance, from Jack McElhinney, <br />Attorney at Law, 63 Shore Road, Suite 23, Winchester, MA 01890" and will be incorporated <br />• into the Decisions. Jonathan Furbush stated the "Planning Board Decision, Willowbend <br />Special Permit Modification No. 29", approved on May15, 2013", will be submitted and <br />incorporated for the record into the Decisions. <br />Mr. McElhinney asked the Board to incorporate the architectural design plans dated May 22, <br />2013 into this project stating there were slight adjustments to the interior. These buildings <br />represent the same footprint and have minor interior modifications and do not affect the <br />appearance of the buildings. <br />Ron Bonvie made a motion to approve Willowbend Country Club, Inc. Variance under 174- <br />31 of the Zoning By-laws to vary the number of stories and height requirements to allow for <br />construction of a six -unit building containing three stories with a maximum height of 39 feet <br />on property located in an R-3 Zoning District at 100 Simons Road (Map 62 Parcel 169), <br />Mashpee, MA. <br />The variance will be a total of 4 feet; 35 feet from 39 feet and 2.5 to 3 stories. Included in this <br />are the following architectural plans prepared by Jeffrey Yates, Architects LLC — 2013 dated <br />May 22, 2013, front elevation 1 inch = 8 feet typical three story flat style Willowbend Village <br />Mashpee, MA. Also included is a site plan prepared by Baxter Nye Engineering & Surveying, <br />Title: Site Building Layout Comparison Plant Prepared for Southworth Mashpee Properties, <br />LLC., Project: The Village at Willowbend, Simons Road and Willowbend Drive, Willowbend <br />Country Club, Mashpee, MA, dated 04/04/13. Scale: 1"= 50 feet with the following revisions, <br />05/8/13, 05/2/13, 04/29/13, 04/04/13 and 06/26/09. Also, as part of the record, the applicant <br />• will have to satisfy the letter from Jason Streebel, Director of Assessing. <br />2 <br />
