T wn (?f Mashpee <br /> �1. <br /> 16 Great_lrecti�koacl��r�rtlt <br /> Washpee,Massachusetts 0:2649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A VARIANCE <br /> V-2013-42 <br /> Southworth Cape Development, LLC Title Reference Book: 26395 <br /> 130 Willowbend Drive Page: 271 <br /> For Property at: 61 Pleasant Park Drive <br /> Mashpee, MA 02649 <br /> Map 70 Parcel 162 <br /> A Petition was filed on August 30, 2013 by Southworth Cape Development, LLC, <br /> requesting a Variance under Article VII §174-31 (Land Space Requirements)of the Zoning <br /> By-laws to reduce the required land area from 40,000 square feet to 23,983 square feet, <br /> and reduce required frontage from 150 feet to 130 feet on property located in an R-3 Zoning <br /> District at 61 Pleasant Park Drive (Map 70 Parcel 162), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee,on September 6,2013 and September 13,2013 <br /> a copy of which is attached hereto and made a part hereof. <br /> On September 25, 2013 Public Hearings were held on this Petition at the Mashpee <br /> Town Hall at which time the following Board Members were present, Chairman, Jonathan <br /> D. Furbush, Vice Chairman,William A. Blaisdell, Clerk, Ronald S. Bonvie and Associate <br /> Member, Domingo K. DeBarros. Also present was Building Commissioner, Richard <br /> Morgan. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provision of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Attorney, Jack McElhinney represented the applicant at Southworth Cape <br /> Development LLC. He stated the lot is vacant and located off Quinaquisset Avenue. It's a <br /> (30) thirty lot subdivision made up of Pleasant Park Drive and Angelo's Way. The lot in <br /> question is number 17 and it boarders the cul-de-sac. The lot has 23,983 square feet of lot <br /> area and 114 feet of frontage. The lot is oddly shaped due to its location on the cul-de-sac <br /> and being bounded to the North by the ancient way known a Quippish Road. The lot is part <br /> of an eight lot subdivision on the Westerly side of Pleasant Park. <br /> 1 <br />
