Chapter 40A Section 6 regarding changes, extensions or alterations of a pre- <br />existing, non -conforming structure to allow for demolition and replacement of a dwelling <br />on property located in an R-3 zoning district within the Popponesset Overlay District at <br />185 Wading Place Road (Map 112 Parcel 90) Mashpee, MA. Owner of record: Geraldine <br />L. Purdon, Louise R. Urquhart and Carlton W. Hatfield. <br />Notice was duly given to abutters in accordance with Massachusetts General Laws <br />Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br />. general circulation in the Town of Mashpee, on June 22, and June 29, 2012, a copy of <br />which is attached hereto and made a part hereof. <br />Public Hearings were held on the Petition at the Mashpee Town Hall.on July 11, <br />2012. The following members of the Board were present and acting throughout: Board <br />Members Jonathan D. Furbush, William A. Blaisdell, James Reiffarth, Ronald S. Bonvie <br />and Judith M. Horton. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br />provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br />Zoning By-laws. <br />Attorney Kevin M. Kirrane and Builder Joao Junqueiia of Capewide Enterprises <br />represented Mr. and Mrs. William Wade, the prospective purchasers of the property at 185 <br />Wading Place Road. The existing dilapidated dwelling, which is sitting on concrete block <br />pillars, will be demolished and removed from the comer lot. The existing shed will also be <br />removed. Plans call for construction of a new, two-bedroom, single-family dwelling <br />placed on top of a full foundation. The location of the new dwelling will be 16.8 feet from <br />the front setback requirements to Wading Place Road and 19.3 feet from the side yard <br />setback requirements. The existing cesspool will be replaced with'a new Title 5 Septic <br />System. The proposal also calls for a new driveway. Total lot coverage with the proposal <br />will be 18%. Mr. Junqueira confirmed that plans call for installation of drywells on the <br />• property to specifically address the issue of drainage on the property. <br />No comments were received from abutters. <br />2 <br />
