MASHPEE ZONING BOARD OF APPEALS <br /> Decision for Minor Modification <br /> Comprehensive Permit CP-2010-29 <br /> 6. The Applicant Housing Assistance Corporation ("HAC") is a non-profit <br /> organization. Accordingly, the jurisdictional requirements under 760 CMR <br /> 56.04(1)(a)have been satisfied. <br /> 7. The subsidizing agency is the Massachusetts Housing Partnership. Per a Project <br /> Eligibility Letter ("PEL") dated June 14, 2010, project eligibility was granted for <br /> the original project. Accordingly, the jurisdictional requirements of 760 CMR <br /> 56.04(1)(b)have been satisfied. <br /> 8. The Housing Assistance Corporation will be ground leasing the Property. <br /> Accordingly, the jurisdictional requirements of 760 CMR 56.04(1)(c) have been <br /> satisfied. <br /> II. PROJECT AND PROPERTY DESCRIPTION <br /> 1. The Project is depicted and described in: the Application, the site plans of Horsley <br /> Witten Group, Inc., JUNE 4, 2010, and revised on SEPTEMBER 7, 2010, <br /> DECEMBER 17, 2010, FEBRUARY 11, 2011, MARCH 8, 2011, APRIL 15, <br /> 2011, the architectural plans of BLFR dated JUNE 9, 2010 and APRIL 14, 2011, <br /> and various memos submitted by the Applicant. Collectively, the various plans <br /> that were submitted shall be hereinafter referred to as the"Plans." <br /> 2. The Property, which is presently improved by the six-unit Breezy Acres project, is <br /> in the R-5 Zoning District. The Property contains approximately 6.2 acres. <br /> 3. Outside of the proposed development area, the Property is substantially wooded. <br /> After the development of the Project, the Property will still contain a substantial <br /> amount of open space. <br /> 4. The Application is for ten (10) new rental units, arranged in five duplex buildings. <br /> The ten new units will contain a total of 22 bedrooms. Eight of the units will <br /> contain two bedrooms and the remaining two units will contain three bedrooms. <br /> 5. The Applicant proposes that 100% of the 10 units will be permanently deed- <br /> restricted for affordable rentals in accordance with State and Federal regulations, <br /> as the same may be amended fiom time to time. <br /> 6. HAC will coordinate and undertake the construction of the Project. <br /> 7. The Plans show 21 parking spaces,plus four"shadow parking" spaces. <br /> 8. The Plans show an approximately 6,000 square-foot recreational area. <br /> 9. The Project will be served by public water. <br /> 2 <br />
