Mr. Storrs identified the workshop spaces to be located in the lower-right hand <br /> corner of East Steeple Street, fronting on Forest Street and Donna's Dane. The reason for <br /> this placement is to provide more flexibility and truck access, as well as parking and <br /> garage spaces. Residential spaces will be available move the workshop spaces. <br /> Dennis Balarini expressed concern regarding the lack of streets.connecting to <br /> Commercial Street at Roche Bros. and the building setbacks on Great Neck Road South. <br /> He requested a design approval letter from the Fire Department regarding <br /> emergency/safety access for the entire project. There had also been discussion in the past <br /> regarding the street access at the gas station and the possibility of a traffic signal. Also, <br /> concerns had been voiced in past discussion regarding green spceconmrnunity gardens at <br /> Market et tareet. <br /> The Chairman reiterated her desire to.see seating and green,spe areas located <br /> throughout in order to break-up the development. <br /> Fermis B l rini also expressed his concern for safety/emergency access at the <br /> proposed apartment wilding site. He is also concerned about maintaining the Cape Cod <br /> character, style, and architecture. <br /> Making reference to the plan Mr. Storrs noted that the original right-in, right-out <br /> access on Bast Steeple Street has been modified as a result of PIIM T%;V4 oard concern <br /> and has been relocated. There has always been a long-range plan for four ftaffic <br /> signals, two located on Route 28 and two on Route 151 in an attempt to meter traffic at <br /> the rotary. <br /> The buildings have been pulled forward where the streets intersect in order to <br /> provide more pedestrian comfort and traffic calming. The same has been done at Great <br /> Neck Road South. <br /> Dennis Bal rini questioned the term"New England style village" which is <br /> currently being used, as opposed to the term"Cape Cod style village'that has been used <br /> in the past with reference to the architecture for this project. His concern being that the <br /> proposed project will permanently change the character of Mash pee and Cape Cod. He <br /> cautioned his fellow Board Members to preserve Cape Cod character and charm. <br /> Another concern is that the Town receives a fair mitigation for these long lasting effects <br /> of this proposed project. <br /> Mr. Storrs stated that he uses the terms"New n land711 and"Cape Cod" <br /> interchangeably with reference to plans and architecture,recognizing that their design <br /> guidelines and research have been based upon "Cape Cod" styles. He also acknowledged <br /> n observation made by David Kooh ri n that historic villages ofCape Cod and New <br /> England constructed buildings right up to the sidewalk/street. <br /> He did agree that the plan before the Board is conceptual and that more detail will <br /> be given to site distances,turning radii, etc. If the Board continues to express discomfort <br />
