Charlie pointed out that I arcing and seeding had not been d n'efin the area around unit
147. According to the special permit, this should have been done before going onto
Phase 11, but several Board members agreed that.this would be rather impossible to d
in the winter.
Torte Guinn pointed out on Phase III map that Teal Crescent Road was going to be
.taken off the plans.
Torn Fudala said that electrical and-plumbing have been inspected and signed off.
There was some dis ussi .n about an abandoned van that was on the property.
Apparently, it had belonged to a wrier who left it. Torte Quinn assured that-the fluids
had been drained and that Stu,will hire someone to remove it.
There was an abandoned light fixture set-up in front of'Unit 130. Torte Q uinn said that
will be ripped up as it will not be needed.
Resident, Art Traczyk had a concern about fire hydrants. It was determined that they
did, in fact, comply with the.500 ft. requirement code.
The mail station was inspected. Torn Quinn tallied about seiting up a security/safety
lighting system.
Tom Quinn showed that the septic tans are in the ground. He is currently getting
estimates for electrical. +
Emergency exit was inspected and deemed satisfactory.
There.was some concern about traffic nuisance regarding the access road for
construction equipment. Toni Guinn assured that the.road would only be used by-trucks
for sewer treatment lumber. Discussionlrecommendations regarding building a new
road in another location.
Art Traczyk noted some concerns about tree tagging and which trees would not be cut.
Torn Guinn assured him that no trees over six inch thickness-would be cut.
There was an inspection of the septic area. Charlie rooted that the leeching pits are
uphill and that is seemed rather unusual to be pumping sewerage in that manner. Toni
Fudala asked who the designer was for the septic system and who will be operating it.
Torn Quinn said that the Association will be responsible for operational costs. Torn
Fudala noted that according to the terms of special permit} the septic-system must be
operational through Phase 111. Torn Quinn assured that Stu plans to have the septic
system operational -when the project is about,2/3 done; that would be at 60 units (after
four more units are completed). It was agreed that landscaping and septic are two
issues that need to be addressed.
