Mas pee Planning Board <br /> October 3rd, 2001 <br /> Minutes <br /> Members Present: Beverly lane, Martine Meijering, Dennis Bal arini, Steve Dolan, <br /> Dick Terry <br /> Also Present: Tom Fudala; Town Planner, Charlie Rowley,ley, Consulting Engineer <br /> II ind hime Modification f Special Permit <br /> Comments-on revised proposal presented by Ed Taipaie. <br /> Discussion began with whether or not the garages were included in the original building <br /> calculations. Ed Taipal held that the garages were amenities to the units. He said that <br /> if they were included in the square footage, then he would be limited as to how many <br /> units they could build. It was determined that the original proposal had fewer garages. <br /> His proposal included more garages to be added on, with more square footage <br /> required. He said that adding more garages would not be-de rimental to the community. <br /> Torn Fudala explained how decks and porches are calculated differently than garages. <br /> Mr. Bornstein insisted that the Planning Board told him to add porches because the <br /> residents granted it. Torn Fudala said the Planning Board never ordered this. Mr. <br /> Bornstein went on to say that'he had taken great pains to eliminate parking spaces t <br /> stay within the borders of square footage. He reminded the Planning Board that he was <br /> asking for less than 5,000 more square feet to accommodate the garages. <br /> Dennis said he did not want to allow for-any more impervious space to avoid having the <br /> project get too big. Beverly referred back to Condition #11 in which she understood that <br /> garages were included.in the square footage. she wanted to know why Mr. Bornstein <br /> wanted more space now. Torn Fudala'said that Nor. Bornstein did, in fact, let go of a few <br /> units. Mr. Bornstein noted the total project square footage of Phase lll. Tom Fudala <br /> noted that it was a merely a proposal, not actually in the special permit. Torn Quinn <br /> explained about the overall length of the garages. Discussion went on about this. Steve <br /> Dolan wanted to know how the garages seemed to disappear from the original 178,000 <br /> square foot calculations. Mr. Bornstein maintained that he bought 171 permits and now <br /> he was only building 12 units. He said he lost a lot of money on Phase l and that he <br /> would go ahead and bulldoze porches and garages-of existing units in order not to have, <br /> to sacrifice more units for future buildings. Dennis said that Mr. Bornstein was well <br /> aware he was going to lose units. - F <br /> Tory Fudala said that he wanted Mr. Bornstein to provide the Planning Board with actual <br /> calculations from the engineer, for reviewi. Mr. Bornstein agreed to provide this for the <br /> next meeting. Torn Fudala said that they will tonne back to conditions 11 and 15 once <br /> they see the calculations. <br />
