1 <br /> r <br /> Board Item <br /> Historic District Commission <br /> The Town Planner reported that the Historic District Commission has voted to <br /> change their meeting dates to the second and fourth Thursdays at 6:00 p.m. in order t <br /> better accommodate Planning board Member Joseph Mullin. <br /> Public Hearing <br /> Iashpee 130 Shoppes, Inc. —470 Bain Street <br /> Special Permit Development/Redevelopment of Retail and Office Buildings in C3 Zone <br /> The appointed hour having arrived the Chairman read the Public Hearing notice <br /> into the-record and called the public Hearing to order. <br /> The Town Planner reported that Historic District Commission approval for this <br /> project was granted earlier-today. He has prepared a draft Special Permit Decision in this <br /> matter. <br /> The Chairman recognized Ann Sobilesli, representing the Applicant, who <br /> explained that their engineer, Peter Sullivan, addressed concerns-outlined in heir. <br /> Rowley's letter and made the appropriate revisions on the plan (dated November 19, <br /> oo with the exception to the concern that is not allowed under the zoning bylaw. She <br /> also acknowledged that Applicant would provide a smaller set of landscape plans for the <br /> record just as soon as possible. <br /> The Chairman noted for the record that the Consulting Engineer has submitted a <br /> letter dated today stating that he has reviewed the remised plans and drainage calculations <br /> and that he has contacted Mr. Sullivan requesting a minor revision. He indicates that he <br /> has approved the reprised Site Flans in this matter. <br /> The Town Planner informed the,Board that he has received an e-mail from Mr. <br /> Rowley indicating that he has reviewed the revised Site Plans and that his-concerns have <br /> been addressed. His-recommendation is approval of the plans; the minor change to the <br /> plan was for a -inch berm at the entrance to Route 130 and grade change near the <br /> parting lot to avoid runoff`. <br /> There 'Was brief review of the revised plans, prior Plying Board vote, and draft <br /> Special Permit Decision-Findings and Conditions, signage and light fixtures (as approved <br /> by the Historic District Commission) presented by the Town Planner. <br /> The Town Planner inforred the Board that a water Quality Report has been <br /> submitted and is in compliance with the Bylaw standards. The project is located within <br /> groundwater protection district and is limited to 1 % impervious surface coverage, unless <br /> proven that storrnwter runoff will not have an adverse effect on nitrogen. The Board of <br /> Health has verified approval ofthe project septic system. <br /> 2 <br />
