Ak 9 <br /> ��.lown of Mashpee <br /> d Great X�ckaadXarth <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 12,2022 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, January 12, <br /> 2022, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road <br /> North. Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Associate <br /> Members George Ganzenmuller, Charlie Reidy, Brad Pittsley, and Robert Caggiano were <br /> present. Building Commissioner, David Morris was also present. <br /> PLEDGE OF ALLEGIANCE <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> not televised. He will take public comments after each hearing. <br /> NEW HEARINGS <br /> Sitting on this hearing are Chairman Furbush, Bill Blaisdell, George, Brad, and Charlie. <br /> 9 Elliot Road: Petitioner, Steve Cook requests a Written Finding under §174-17 of the <br /> Zoning Bylaws to allow for an addition, extension to a pre-existing, non-conforming <br /> structure on property located in the Popponesset Overlay District and the R-3 Zoning <br /> District, Map 117 Parcel 129, Mashpee, MA. (Owners of Record: Gregory and Ivy <br /> Schantz). <br /> Steve Cook represented the homeowners for the proposed deck addition and extension <br /> project. The house is pre-existing non-conforming under the current bylaws. The existing <br /> house is 10.8 ft. from the West property line, and the lot coverage is conforming at 17.3%. <br /> The homeowners want to rebuild their deck located on the East side of the property in the <br /> same footprint,but will be moving towards the front lot line about 2 ft.which is conforming <br /> at 36.9 ft.away from the property line.The only change to their project is the covered porch <br /> addition that is 8 ft. x 34 ft. on the street side of the property. The house is odd shape that <br /> is angled along the property line. The porch is 10 ft. away from the West property line, and <br /> will be .8 ft. closer. The lot coverage will be at 20.4%because of the angle of the house. <br /> Chairman Furbush confirmed that the project does not require a Variance. <br /> Mr. Blaisdell said that he agrees that the project requires a Written Finding, and the Board <br /> will determine if the project is more detrimental than what currently exists. The lot <br /> coverage allowed in the Popponesset Overlay District is up to 25%. <br /> Dave Morris, Building Commissioner agreed that the project requires a Written Finding <br /> from the Board. <br /> 1 <br />
