C <br />• 7. The existing dwelling on the Property is a <br />preexisting, nonconforming structure, as it does not <br />comply with the setback requirements of the current <br />provisions of the Bylaw. <br />8. The existing dwelling contains approximately 975 <br />square feet and has a lot coverage.of approximately <br />19.5°%. <br />9.The Bylaw provides for a maximum 20% lot coverage. <br />10. On or about November 18, 2009, Krock applied to the <br />Board for a special permit and variance to allow for <br />demolition and reconstruction of the single-family <br />• dwelling on the Property. <br />11. The proposed new dwelling would contain approximately <br />3,000 square feet and 2 % stories and, therefore, <br />requires a special permit for the expansion of a <br />preexisting nonconforming single-family structure. <br />12. The proposed new dwelling would have a footprint that <br />is approximately 525 square feet larger than the <br />existing dwelling, and would have a lot coverage of <br />30%. Therefore, the new dwelling requires a variance <br />from the 20% maximum lot coverage requirement of the <br />Bylaw. <br />• 13. The proposed new dwelling would reduce the existing <br />non-conformance with the front yard setback <br />
