Mashpee Zoning <br />Board of Appeals Minutes <br />• 2 June 10, 2009 <br />changes in the next 2 weeks. The applicant agrees to this and will be present on <br />June 10t". <br />John Martin: Requests a Variance from Section 174-31 of the Zoning By- <br />laws in order to expand the existing living space on property located in <br />an R-3 zoning district at 27 Uncle Percy's Road (Map 111 Parcel 2) <br />Mashpee, MA. <br />Sitting: Robert Nelson, Jonathan Furbush, James Reiffarth, William Blaisdell and <br />John Dorsey. <br />John Martin represents himself at this'hearing. He is requesting a variance in <br />order to enclose the existing deck and screening it in. The deck, itself does not <br />conform to setbacks. However, since they are altering it by screening it in, the <br />required 15 feet becomes an issue. They are also proposing to build a new deck <br />and outside shower — but that will be farther off the lot line than the screened in <br />porch will be so there is no need for a variance there. Robert Nelson also <br />mentions the shed on the property and that it needs to be 5 feet off the lot line — <br />it is not at present. Mr. Martin says that he will move it to accommodate that <br />• request. Mr. Nelson also wants to have included in the decision that this porch <br />remain a porch, not a three -season room. Mr. Martin agrees to this request. Mr. <br />Nelson inquires about the roof — and he is told it will be shingled just as the rest <br />of the dwelling. is. After some further discussion and review of the plans, James <br />Reiffarth moves to grant a 6.9 foot variance on the south side between lots 1 <br />and 2. Jonathan Furbush seconds the motion. All Agree. So moved. Reference <br />plans from Holmes and Mcgrath, Inc., dated February 25, 2009, revised May 6, <br />2009, Job No. 209006. <br />Other Business: <br />Jonathan Furbush makes a motion to accept the minutes from May 13, <br />2009. William Blaisdell seconds the motion. All agree. So moved. <br />James Reiffarth makes a motion to adjourn the hearing. Robert Nelson <br />seconds the motion. All agree.
