The lot is large enough to handle the addition and still maintain <br />the 20% lot coverage allowed on the property. The Board reviews the plans-,gr <br />anii <br />looks at the dimentions. After some discussion, Jonathan Furbush moves to grar <br />the Special Permit. William Blaisdell seconds the motion. All agree. This is., <br />conditioned on Plans from Cape & Islands Engineering, dated July 31, 2009, <br />revised September 22, 2009, and architectural plans from Archi-Tect Associates, <br />dated September 21, 2009. <br />Katherine Howe: Requests a Special Permit from Section 174-17 of the <br />Zoning By-laws in order to alter/change a pre-existing non -conforming <br />dwelling on property located in an R-3 zoning district at 76 & 78 Spoondrift <br />Way (Map 112 Parcels 42 and 43) Mashpee, MA. <br />Sitting: Robert Nelson, Jonathan Furbush, William Blaisdell, John Dorsey and <br />Peter Hinden. <br />Attorney Mark Gildea represents the applicants at this hearing. John Slavinksy of Cape & Islands • �;# rV ,� , <br />Engineering is also present for the hearing. They are seeking to partially demolish and rebuild a <br />pre-existing non -conforming structure. They have combined two lots and built one house on it. <br />The deck will be 32 feet from the wetlands, however all the other setbacks have been improved. <br />The lot coverage is adequate and it is an improvement to the neighborhood. The Conservation <br />Commission has approved the plan. The Board reviews the plans and finds them not to be more <br />substantially detrimental to the neighbhorhood. Jonathan Furbush makes a motion to grant the <br />Special Permit/Findings of Fact . William Blaisdell seconds the motion This is conditioned on <br />plans from Cape & Islands Engineering, dated August 6, 2009, File 125MA. <br />Bill Blaisdell makes a motion to adjourn. Jonathan Furbush seconds the motion. <br />All agree. So moved.
