Mashpee Zoning Town of Mashpee 3
Board of Appeals Proposed Library
3 V-08-23
4. 15 foot intrusion into the 50 foot vegetated buffer set back along the entire
frontage from Route 151 for paved parking purposes
5. 11.5 feet to the height of the building, to be approximately 46.25 feet.
Mr. Pomroy adds that they are still trying to determine the space between the post
office and the library will be for sidewalk or for parking;they will come back to the
Board when this has been determined.
Catherine Laurent adds that the easement granted at Town Meeting was for the
sidewalk .
The building is burdend with 3 corners; Mr. Pomeroy mentions that in the 1986
Special Permit, this proposal was not included.
There will be 2 entrances (1) by the parking lot; and
(2) by the front door
Robert Nelson reads a letter in support from Douglas Storrs, Vice President of
Mashpee Commons, LLP. They are direct abutters to the proposed library and are in frill
support of granting these variances. (letter attached)
The parking requires 3-4 per 1,000 square feet of space. There are currently 85
parking spots designed, 4 handicapped spots and an elevator inside. Though the original
size of the parking spaces were 9 feet, it was suggested by planning and other town
boards that 9 Meet is a better design. Catherine Laurant says they will comply with that
request.
With respect to the vegetation, they will be leaving as many pines as they can.
Mashpee Commons and the Town may work together to complete the landscaping plans
since this is something the Town may need help with financially. This of course must be
addressed since that is that last detail of the project that ties everything together for a
unified look.
It was suggested by the Town Planner that an additional 5 feet of buffer be
granted for grading purposes and the like. Mr. Nelson and the board agree this is a good
idea as well.
