Board Members Robert Nelson, Marshall Brem,
Frederick Borgeson, Zella Elizenberry and Jonathan Furbush were present along with
alternate members James Reiffarth, George Bolton and Martin Gordon
Mr. Nelson brought the meeting to order at 7:00 p.m.
Zella Elizenberry read the continuances.
Alicia Lopes from the Affordable Housing Committee addresses the Board. She would
like to ask the board to consider implementing a time frame for the affordable houses to
be built and be available for the recipients to move into. The project on Center Street
took almost 2 years for some of the units to be available. The lottery along with the
people being pre -approved are done in advance of the moving in. The Board agrees that
things should be completed in a more timely fashion. Mr. Nelson mentions that there has
always been a 1 out of 4 ratio that is followed. They discuss that the language be
included and enforced in the permit. Both the ZBA and the Affordable Housing should
work together.
Steven Lichtman: Requests a Variance from Section 174-31 of the Zoning By-laws to
seek relief from the setback requirements in order to build an enclosed sun room/porch on
property located in an R-5 zoning district at 6 Pondview Ave (Map 58 Parcel 72)
Mashpee, MA.
Sitting: Robert Nelson, Zella Elizenberry, Marshall Brem, Jonathan Furbush, Frederick
Borgeson.
Steven Lichtman represents himself at this hearing. He is seeking a variance in
order to enclose an existing patio and make it a sunporch. He directly abuts Southport
and needs 25 feet for a setback. The Board reviews his plans. An abutter, Cesar Aleman,
informs the board that he is in full support of the project and feels it will enhance the
neighborhood. It is also agreed that the shed on the property will be moved back to
accommodate the 40 foot front yard setback. A direct abutter, Cesar Aleman, addresses
the board in support of the project. Zella Elizenberry moves to grant a 14 foot variance
in the rear and a 6.37 foot variance on the sideyard. Frederick Borgeson seconds the
motion. All Agree. So moved. A roll call vote is taken. Zella Elizenberry votes yes.
Frederick Borgeson votes yes. Robert Nelson votes yes. Marshall Brem votes yes.
Jonathan Furbush votes yes. Reference plans from Eastbound Land Surveying, Inc.,
dated March 5, 2007, Job No. E00751.
