Mashpee Zoning
Board of Appeals Minutes
2 April 11, 2007
ABKJJT, LLC and Mashpee Woods Development, LLC: Requests a Comprehensive
Permit pursuant to G.L c. 40B section 20-23 et seq. Applicant is proposing to construct a
total of 120 units of attached housing twenty four units will be rental of which six will be
affordable and ninety-six units will be for sale of which twenty-four will be affordable.
All units are proposed to be (2) bedroom units. Property is located at 588 Main Street in
an 1-1 zoning district (Map 19 Parcel 10) Mashpee, MA.
Sitting: Robert Nelson, Zella Elizenberry, Marshall Brem, Jonathan Furbush, Frederick
Borgeson.
Attorney Kevin Kirrane, attorney for applicant represents the Board. They discuss the
pavement around the fire access. It is explained that a gravel surface is acceptable and
plenty solid enough for fire trucks to maintain during a fire.
Attorney Jason Talerman addresses the comments. If the Fire Chief says ok, then that is
what is acceptable to the Board. He believes four sides of the buildings should be
accessed since the ladder truck cannot reach that high. Bob Nelson feels the Chief may
be a little excessive in his requests.
John Slavinsky of Cape & Islands Engineering addresses the Board. He discusses the
• idea of low impact development and the catch basins. The roads are 20 feet for the fire
access now. The fire trucks have access to all four sides but are not paved roads.
A letter from the Fire Protection Engineer should address compaction and supporting the
outriggers. It needs to have more detail in the letter.
Jason Talennan suggests that applicant should send a memo to the Fire Chief outlining
the issues done to date.
John Slavinsky addresses Charlie Rowley's memo of April 11, 2007
Draining — will be done in construction plans, only the parking lots are done.
2. & 3. Ground water: DEP and BOH, early modules will be handled through the
DEP permit.
4. Phase I. North of the parking lot — 4 phases now, should put 1 & 2
together.
5. gated and locked — no, that is not the plan
6.
