Mashpee Zoning <br /> Board of Appeals James H. Crocker, Jr. <br /> 2 SP-07-49 <br /> (14 Sampsons Mill Road) <br /> There are two special permits in existence (SP-02-87) and (SP-06-58) for these <br /> commercial buildings that have not yet been built. The Board discusses the parking with <br /> Mat Eddy of Baxter and Nye—on lot one, 28 spots will be provided and on lot two 35 <br /> spots will be provided. One additional handicapped spot will be provided for each <br /> building which will now total six spots. Jonathan Furbush moves to grant the <br /> modification of the Special Permit for 14 Sampsons Mill Road (SP-06-58)to add medical <br /> use. The motion is seconded. The Special Permit is granted. <br /> GENERAL FINDINGS <br /> l.The property is located at 14 Sampsons Mill Road and contains 80,055 square <br /> feet. <br /> SPECIAL PERMIT CRITERIA <br /> A special permit may be approved only if it is determined that the proposed use or <br /> development is consistent with applicable state and town regulations, statutes, <br /> bylaws and plans, will not adversely affect public health or safety, will not cause <br /> excessive demand on community facilities, will provide adequate off-street <br /> parking, will not cause excessive erosion or cause increased runoff onto <br /> neighboring properties or into any natural river, stream,pond or water body and <br /> will not otherwise be detrimental to the town or the area. <br /> SPECIFIC FINDINGS <br /> The Board determined that: <br /> 1. the proposed use and development are consistent with applicable law,rules and <br /> regulations. <br /> 2. there will be no adverse effect on public health or safety. <br /> 3. there will not be an excessive demand upon community facilities created as a result of <br /> the proposal. <br />
