Mashpee Zoning <br />Board of Appeals Minutes <br />• 2 December 12, <br />split off a portion of this lot. He kept 40,000 wheree his his house is and the other parcel is <br />just over 11,000 square feet. Mr. West is looking for a variance for lot size since the <br />zoning requirement is 40,000 square feet for that street/area. He is aware that he must <br />maintain 15 foot sideyard setbacks as well. The Board reviews the plot plan and listens <br />to Mr. West's letter and application. After discussion back and forth, the Board feels that <br />Mr. West has created this hardship (the undersized lot) and is far different than other <br />undersized lots the Board has granted variances to. Mr. West strongly disagrees with the <br />Board and feels a variance is a variance — especially when he is trying to sell it to <br />someone that will make a year round home with his young family. Bob Nelson along <br />with the rest of the Board feels this is a very different situation and would not vote in <br />favor of the variance. They suggest to Mr. West that he withdraw the application or the <br />Board will deny it. Mr. West decides to listen to the Board and asks that the application <br />be withdrawn. The Board agrees and signs the withdrawal. <br />Thomas Ouinn: Requests a Variance from Section 174-31 of the Zoning By-laws in <br />order to seek a variance for landspace requirements and frontage requirements in order to <br />build a.new dwelling enveloped on lot on property located in an R-3 zoning district at 10 <br />Pleasant Park Drive (Map 70 Parcel 169) Mashpee, MA. <br />Thomas Ouinn: Requests a Variance from Section 174-31 of the Zoning By-laws in <br />order to seek a variance for landspace requirements and frontage requirements in order to <br />build a new dwelling enveloped on lot on property located in an R-3 zoning district at 18 <br />• Pleasant Park Drive (Map 70 Parcel 168) Mashpee, MA. <br />Sitting: Robert Nelson, Zella Elizenberry, Jonathan Furbush, James Reiffarth and George <br />Bolton. <br />Thomas Quinn represents himself at this hearing. As he has previously done in this <br />development is seeking to have 2 more parcels of land to be deemed buildable. He is <br />seeking 25 foot frontage and 17,500 square foot landspace variance to reach the code of <br />40,000 square feet to build a single family dwelling.which he has enveloped on the plot <br />plan. He needs no further variance for setback relief from any side and will conform to <br />all height requirements which shall be no more than 35 feet. Additionally, the lot <br />coverage will remain at no more than 20%. The Board reviews each of the plot plans and <br />feels these are exactly the 'same as he has requested in the past and they were pre-viously <br />existing. <br />10 Pleasant Street <br />Jonathan Forbush makes a motion to grant a 25 foot frontage variance for 10 pleasant <br />street and a 17,500 square foot landspace variance. Bob Nelson seconds the motion. All <br />agree. So moved.
