8. During the construction of the Project,the Applicant shall be responsible for the <br /> scheduling of a meeting with the Board at least once every six months to discuss <br /> the progress of construction. Failure to schedule and attend such a meeting may <br /> be grounds for a stop work order. <br /> 9. In addition to all customary final site and design plans, the Final Site Plans shall ' <br /> include a lighting plan that ensures proper lighting while mitigating, to the <br /> maximum extent possible, both any unreasonable light pollution, as well "light <br /> spill" onto abutting properties. In evaluating the adequacy of the lighting plan, <br /> it is acknowledged that in dense village settings, it is impossible to eliminate all <br /> light spill. A narrative describing the type of lighting and the proposed lighting <br /> schedule shall also be provided. Additional restrictions regarding lighting are <br /> incorporated in the Architectural Code at Exhibit B hereto. <br /> 10. The Final Site Plans shall delineate final locations for Loading Zones that may <br /> be required to service the proposed commercial spaces. <br /> 11. The Final Site Plans shall indicate final dumpster locations for multi-fainily <br /> units. Townhouses shall keep trash in covered containers toward the rear of the <br /> lots. Trash pick-up for the detached single family homes shall be the <br /> responsibility of the individual unit owners. Trash pick up for the remainder of <br /> the units shall be the responsibility of the Applicant or any successor <br /> Association Lidless and until the Town assumes such responsibility. Trash pick <br /> up, except for the single family units, shall be done by a single company and <br /> shall be scheduled for at least once per week. Trash pick up shall provide for <br /> recycling of paper, cardboard, bottles, cans and other standard recycle-able <br /> items. <br /> 12. The Final Site Plans shall include a Final landscaping plan for all public and <br /> commonly owned places. All plantings shall be guaranteed for at least two <br /> years. Maintenance of the landscaping shall be ensured by the Applicant or a <br /> private association of homeowners in the project under Association documents <br /> reviewed and approved by the Board. Any limitations on landscaping on private <br /> lots shall be governed by the Architectural/Design Code. Only environmentally <br /> friendly landscaping products and fertilizers may be used. <br /> 13. Lots 281 and 282 are hereby designated as permanent open space and a restriction <br /> against development shall be reviewed and approved by the Board prior to the <br /> issuance of any building permits. Said restrictions shall be recorded with the <br /> Barnstable County Registry of Deeds prior to the issuance of any building permits <br /> for the second phase of the Project. It is acknowledged however that the <br /> community gardens or passive recreation may be proposed in the fixture.
