d. 31 "live/work" townhouses (i.e. townhouses with first floor commercial <br /> spaces— 1-4 bedrooms apiece); <br /> e. 32 loft-style condominiums (1-4 bedrooms apiece, plus an optional den <br /> which, per a deed restriction, shall not serve as a bedroom); <br /> f. 261oft-style condominiums in buildings that contain commercial spaces <br /> on the first floor (1-4 bedrooms apiece, plus an optional den which, per a <br /> deed restriction, shall not serve as a bedroom); <br /> g. 20 "patio home" (garden style) apartments (1 bedroom apiece); <br /> h. 32 apartment units in 5 buildings (1-2 bedrooms apiece). <br /> 6. Each building and each townhouse is proposed to be on its own separate lot, <br /> provided that the Applicant may choose a condominium form of ownership for <br /> the townhouses or other attached units that, on the Plans, are presently on a <br /> separate lot. <br /> 7. The total amount of proposed commercial space is estimated to be 40,900 square <br /> feet. <br /> 8. The architectural variations are generally described in the Town Book and the <br /> Architectural Code submitted by the Applicant. While the exact design of each of <br /> the units (especially the single family and townhouse homes) is not yet certain, <br /> each design is proposed to be consistent with the designs shown in the Town <br /> Book as well as the supplementary materials provided to the Board, including the <br /> Architectural Code attached hereto as Exhibit A. The Applicant proposes that the <br /> final designs shall be subject to the processes and limitations described in the <br /> Job's & Whiting's Design Review Process (attached hereto as Exhibit B), which <br /> provides for various layers of oversight and approval of building designs. As <br /> described in Exhibit B, local officials will be included in the approval process for <br /> designs of the structures. <br /> 9. The project will be served by Job's Fishing Road, which provides access/egress <br /> to/from Routes 28 and 151. The project will also have another direct <br /> access/egress point (Meeting Street) on Route 151 as well as several indirect <br /> access points to Routes 151 and 28 via the internal road system in the existing <br /> Mashpee Commons commercial development. The Meeting Street access is <br /> limited to right turns into the project and right turns out of the project. Internally, <br /> the project will be served by a variety of roads providing for primary vehicular <br /> circulation as well as a series of secondary"lanes"that will provide for access to <br /> the rear of units (so as to reduce the visibility of parking and garages). In <br /> response to concerns expressed by the Board, its engineer and the Fire Chief, <br /> several roads were widened, as shown on the Plans. Additionally, as shown on <br /> the Plans, several intersections were reconfigured so as to avoid traffic conflicts. <br /> 10. In a further effort to mitigate traffic concerns, the Applicant has included a variety <br /> of sidewalks and pedestrian lanes. <br /> final permit 4 <br />
