Mr. Matt Eddy of Baxter and Nye <br /> speaks to the board about he design layout for the entrance. He says there will be no <br /> truck traffic and they will adhere to the curb cut on Route 28. <br /> The Board discusses the entrance and exit situation on Sampsons Mill Road They <br /> discuss the best possible solution to the traffic situation. Charles Maintanis, Assistant <br /> Building Inspector, asks the applicant what exactly went on with the meeting in Design <br /> Review regarding the fact that there were 2 separate lots. Attorney Kirrane states that he <br /> would like them to be addressed as two separate lots and projects at this time. <br /> SIGNS: The Board has made a decision that they want two signs that read: "NO <br /> TRUCKS" and one that says "LEFT HAND TURN ONLY". Attorney Kirrane says his <br /> client will agree to that. <br /> Marshall Brem makes a motion to approve the Variance request which consists of <br /> eliminating the 10 foot buffer and changing the parking ratio from 1:5 to 1:7.5. The <br /> Variance requests are conditioned on site plans from Baxter Nye Engineering and <br /> Surveying of Hyannis, MA, dated April 26, 2006,job number 2001-120-2, and Design <br /> Plans by Cotuit Bay Design of Mashpee, MA, dated April 13, 2006. <br /> VARIANCE CRITERIA <br /> Section 10 of Chapter 40A requires that the permit granting authority determine <br /> that there are circumstances relating to the shape and topography which affect this lot and <br /> not the district in which it is located and that a literal enforcement of the By-laws would <br /> involve hardship to the petitioner. <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 14 Sampsons Mill Road and contains <br /> 80,055 square feet. <br /> f <br />
