Mashpee Zoning <br /> Board of Appeals James H. Crocker, Jr. <br /> 3 SP-06-58 <br /> Baxter and Nye speaks to the board about he design layout for the entrance. He says <br /> there will be no truck traffic and they will adhere to the curb cut on Route 28. <br /> The Board discusses the entrance and exit situation on Sampsons Mill Road They <br /> discuss the best possible solution to the traffic situation. They agree on certain signs - <br /> SIGNS: The Board has made a decision that they want two signs that read: "NO <br /> TRUCKS" and one that says "LEFT HAND TURN ONLY". Attorney Kirrane says his <br /> client will agree to that. The Board makes a motion to grant the Special Permit. All <br /> agree. So moved. <br /> GENERAL FINDINGS <br /> 1. The property is located at 14 Sampsons Mill Road and contains 80,055 <br /> square feet. <br /> SPECIAL PERMIT CRITERIA <br /> A special permit may be approved only if it is determined that the proposed use or <br /> development is consistent with applicable state and town regulations, statutes, <br /> bylaws and plans, will not adversely affect public health or safety, will not cause <br /> excessive demand on community facilities, will provide adequate off-street <br /> parking, will not cause excessive erosion or cause increased runoff onto <br /> neighboring properties or into any natural river, stream, pond or water body and <br /> will not otherwise be detrimental to the town or the area. <br /> SPECIFIC FINDINGS <br /> The Board determined that: <br /> 1. the proposed use and development are consistent with applicable law, rules and <br /> regulations. <br /> 2. there will be no adverse effect on public health or safety. <br /> 3. there will not be an excessive demand upon community facilities created as a result of <br /> the proposal. <br />
