October <br />I I. 2006 at 7:00 p.m. at the Mashpee Town Hall. Board Members Robert Nelson. Zella <br />Elizenberry. Frederick Borgeson. Marshall Brem zinc[ Jonathan FLirbUSh were present <br />along with alternate nxnbers.lames Reillarth. Lric Dublirer, and Gcorge Bolton. Nlartin <br />Gordon was absent. <br />Mr. Nielson brought the meeting to order at 7:00 p.m. <br />ZeHa Llizenberry read the continuances Air tonight's hearing. <br />Chairman Robert Nelson would like to address the Board regarding By -Law 174-20 that <br />deals with demolishing a house. At the last hearing. the Board got into a contentious <br />discussion regarding the interpretation of this by-law. To put the matter to rest. Mr. <br />Nelson advised the Board that if a lot with a dwelling on it CONFORMS to the current <br />zoning in Mashpce and applicant wishes to raze and replace this dwelling. applicant may <br />move forward with just a demolition permit iron the Building Department. If however. <br />the lot does NOT conform to current zoning and the applicant wishes to raze and replace <br />the dwelling. a Special Permit is needled from the ZBA. This matter was continued from <br />Scptcnbcr 13, 2006 whereby the Bound aAwd the applicant to return with plans that <br />correctly indicated the frontage of the lot as well as what the lot coverage will be with the <br />hrohuscd dl ycllins. :Ml. Quinn h: s done this and the Board reviews the plans. The <br />Vivi Nye exists at 126.01 fret with a slight curve. The lootprint of the proposed dwcIIing <br />\t ill contain 1 1 .69'6 lot coverage. Applicant is looking for a 24 tool liontage yari:ntcc as <br />ell as a landspace c:1riance since the lot is tndersizcd.
