Mashpee Zoning <br /> Board of Appeals Habitat for Humanity of Cape Cod, Inc. <br /> 562 Cotuit Road <br /> 3 SP-06-85 <br /> 6. The subject property, which is located in a developed residential neighborhood, is <br /> of approximately the same size and possesses similar physical characteristics as abutting <br /> developed parcels of land. The physical characteristics of the subject property pose no <br /> significant constraint upon the development of the single family residential structure, as <br /> proposed. <br /> 7. Given the size and scale of the proposed residential structure to be developed on <br /> the subject property, the availability of necessary utilities and other infrastructure to <br /> service the subject residence, and the nature of the existing housing in the general vicinity <br /> of the subject property, the Zoning Board of Appeals finds that the local and the regional <br /> need for development of low income and affordable housing outweighs the Town's <br /> interest in strict adherence to the minimum lot size and minimum lot frontage <br /> requirements for the subject property. <br /> 8. The applicant for the comprehensive permit, Habitat for Humanity of Cape Cod, <br /> Inc., has established a strong development background and an extensive track record for <br /> successful affordable housing projects on Cape Cod. <br /> CONDITIONS <br /> 1. The applicant shall remove the existing shed located on the property prior to <br /> construction of the proposed residential structure. <br /> 2. The applicant shall apply to, and receive approval from, the Mashpee Board of <br /> Health for the septic system to service the proposed residence. <br /> Based upon the aboved Findings and subject to the Conditions set forth herein, the <br /> Mashpee Zoning Board of Appeals finds that the Applicant has met the criteria necessary <br /> for the granting of a Comprehensive Permit in accordance with the provisions of <br />
