J <br />Mashpee Zoning <br />Board of Appeals Minutes <br />3 March 23, 2005 <br />the Architect, Tim Luff express that they are aware of this concern and have talked to the <br />Brennens regarding this matter. They will make some type of concession such as <br />screening and/or landscaping regarding this matter. The Board seems to agree that they <br />would consider the lot size of 19,360 square feet which made the most sense in Mr. <br />Kirrane's presentation. They would like to see the house reduced by 1% and then they <br />will consider the application. It is agreed that the matter will be continued until April 12, <br />2005 for plan reduction by the architect. All agree. So moved. <br />,James Rvan: Requests a Special Permit from Section 174-45.4 of the Zoning By -Laws <br />in order to build an accessory apartment on property located in an R-3 zoning district at <br />16 Quashnet Woods Drive (Map 81 Parcel 106) Mashpee, MA. <br />Sitting: Robert Nelson, Zella.Elizenberry, Frederick Borgeson, Richard Guerrera and <br />Jonathan Forbush <br />Brad Broderick, Builder for applicant represents him at this hearing. They are seeking a <br />special permit for an accessory apartment. They have been through the required site <br />review committee and have met the requirements from the comments we have assembled. <br />The Board notes that the dwelling must be owner occupied and is not given in perpetuity. <br />The parking is ok and the Board of Health comments are fine. Richard Guerrera moves <br />to grant the special permit. Zella Elizenberry seconds the motion. All agree So moved. <br />Mathew Shields and Aneelika Kutter: Request a Special Permit from Section 174-45.4 <br />of the Zoning By-laws in order to build an accessory apartment on property located in an <br />R-5 zoning district at 780 Old Barnstable Road (Map 78 Parcel 102) Mashpee, MA. <br />Sitting: Robert Nelson, Zella Elizenberry, Frederick Borgeson, Richard Guerrera and <br />Jonathan Furbush <br />Matt Shields represents himself at this hearing. They are seeking a special permit to build <br />an accessory apartment in their house. They are allowed by the Board of Health to have a <br />total of four bedrooms which is what they are proposing to include the accessory <br />apartment. The applicant does not need any variance relief as they can maintain the . <br />setbacks required in that district. The Board reminds him that the dwelling must be <br />owner occupied and that this special permit is not given in perpetuity. Richard Guerrera <br />moves to grant the special permit. Zella Elizenberry seconds the motion. All agree. So <br />moved. Reference plans from Christopher Costa & Associates of East Falmouth, MA. <br />dated July 9, 1998 and revised February 24, 2005. <br />Marc DeNardo: Requests a Variance under Section 174-31 of the Zoning By-laws to <br />vary the setback requirements in order to build a 22' x 23' garage on property located in <br />an R-5 zoning district at 17 Wilan Road (Map 46 Parcel 43) Mashpee, MA. <br />0 <br />
