Mashpee Zoning <br />Board of Appeals Minutes <br />2 6-8-05 <br />• Continued Hearings <br />Raeanne Evdenbere: Requests a Variance from Section 174-31 of the Zoning By-law <br />to seek relief from the setback requirements in order to build a 6' x 26.2' addition to front <br />of the existing dwelling on property located in an R-3 zoning district at 210 Glenneagle <br />Drive (Map 127 Parcel 14) Mashpee, MA. <br />Sitting: Robert Nelson, Zella Elizenberry, Evano Cunha, Jonathan Furbush and Eric <br />Dublirer. <br />Steven Cook — Architect for the applicant represents them at this continued hearing. At <br />the May 25°i hearing, they were asked to calculate the lot coverage for all of the <br />dwellings (ie sheds etc.) to be sure it did not exceed 20%. Mr. Cook shows that the total <br />lot coverage is 19.3% which is acceptable. The Board reviews the updated plans and <br />Evano Cunha moves to grant the following: <br />✓ A 2.6 foot northerly sideyard variance <br />✓ A 26.31 frontage variance (150 feet is required) <br />✓ A 21,050 square foot landspace variance (80,000 square feet is required) <br />Zella Elizenberry seconds the motion. All in favor. Motion carries. Reference plans <br />from J.E. Landers- Cauley of West Falmouth, MA, dated April 14, 2005, revised May 17, <br />• 2005, job number 717-05. <br />New Public Hearings <br />Lance Lambros: Requests a Special Permit from Section 174-25 G(11) of the zoning <br />by-laws in order to add the use of light manufacturing and welding to the storage bays on <br />property at 56 Nicoletta's Way in an I-1 zoning district (map 26 parcel 21) Mashpee, <br />MA. <br />Sitting: Zella Elizenberry, Frederick Borgeson, Evano Cunha, Jonathan Furbush and Eric <br />Dublirer. <br />Mr. Lambros is the owner of 56 Nicoletta's way and has brought an application to the <br />Board to add the use of light manufacturing, welding and light architecture of fences to <br />be added to the existing special permit for one of his bays to be rented. The Board <br />questions Mr. Lambros as to the materials that will be used and if they are toxic materials <br />or not. Mr. Lambros informs them that it is straight steel that will be used and they will <br />be required to conform to the Board of Health requirements in that aspect. Mr. Dublirer <br />asks if OSHA is involved with the welding and he says that it is. There are other hurdles <br />he needs to move through as well before they can actually utilize this bay for this. The <br />Board comments that the whole street and area has been kept up very nicely and they <br />appreciate that. Zella Elizenberry moves to grant the special permit. Frederick Borgeson <br />. seconds the motion. All agree.
