They feel five <br />feet off the lot line is acceptable. Mr. Nelson asks if the shed is on blocks which would <br />make it portable. The applicant says that it is and the board feels as long as it is on <br />blocks it would not be considered a permanent structure. Ms. Mihos would accept five <br />feet from lot line as opposed to the three feet that was originally requested. Robert <br />Nelson moves to grant a variance that would allow the shed to be five feet off the lot line <br />since the actual lot line figures are not depicted on the plot plan. Marshall Brem seconds <br />the motion. All agree. So moved. Reference the mortgage loan inspection plan which <br />was allowed to be used for the use of placing the shed only, dated April 14, 2000. <br />Dry Harbor Enterprises: Requests a Special Permit from Sections 174-25 (6) and 174- <br />25 (9) of the Zoning By -Laws in order to have a boat storage facility indoor and outdoor <br />on property located in an I-1, R-3 and C-1 zoning district at Lot I Wags Road (Map 81 <br />Parcel 6) Mashpee, MA. Ford <br />Before deciding who will sit on this hearing, Mr. Nelson discusses with Attorney Kirrane <br />that this has been going on so long that the Board is now a 5 member board and many <br />new members are now on the board. Attorney Kirrane informs the Board that this was <br />never formally opened. Mr. Nelson allows this matter to continue. <br />Sitting: Robert Nelson, Zella Elizenberry, Marshall Brem, Jonathan Furbush and .lames <br />• Reiffarth. <br />Attorney Kevin Kirrane represents applicant Andrew Conway at this hearing." The Board <br />previously granted a Variance on this property in order to deem this lot buildable for the <br />commercial building they are proposing to build. This matter has been before the Design <br />Review/Tech Review Committee as well as the Planning Board for almost a year and <br />they have now come to an agreement on the plans being presented tonight. The applicant <br />has made all of the changes they have requested are feel they are now ready to move <br />forward for the special permit from the ZBA to develop a boat storage facility. Attorney <br />Kirrane provides a brief summary of what the applicant proposes to do on this property. <br />They are seeking to build a wholesale boat storage facility that will store boats both <br />inside and outside for a total of about 21 vessels give or take depending on the size of the <br />boats. Aplicant is proposing to construct a 6,048 square foot building which will house <br />the boats but will also allow for an inside area to perform primarily off season <br />maintenance of boats. The Tech Review Committee felt they needed a fire plan thus the <br />applicant has hired Anthony Caputo, a fire protectant consultant. Upon discussion of the <br />Board with respect to harzardous materials, Mr. Caputo informs them that all materials <br />will be listed and where they will be stored as well as fire rooms with high density <br />sprinklers that would contain any fire hazard, therefore maintaining it to one room. They <br />discuss hazardous materials for some time. A fire hydrant will be installed on the site as <br />well. There will be no rack storage at this point and Mr. Caputo tells the board that the <br />gas tanks will remain full since it is the fumes from the gas tanks that cause the <br />explosions and not the gas itself. Mr. Conway mentions that these buildings will be <br />• Morton Buildings and about 27 feet high. They will be well kept and a landscaping plan <br />is also submitted.
