Southside Realty Trust
Engineering Review
Page five
B. Sheet SK-2
1. The sheet shows the location of several lots with lot numbers and
areas. There are no lot line dimensions or directions shown.
They should also be shown on Sheet SK-1.
2. The general grading with new contours shows that there will be
significant changes in drainage patterns within the site. They
would be presumably handled with the proposed drainage design.
However there are several aspects to the grading proposal that
may be difficult to control when the project is completed.
a. Several contours are shown to run through proposed
buildings. Where this takes place grading may not work
without adjustment. See lots 2, 9 and 11.
b. The two 4-car garages located on lot 10 may get flooded
due to the grading pattern of the pavement in front of them.
C. Contours on each side of the proposed road show that
there will be a crown to the road and swales or shoulders
on each side. What is the intent with the catch basins
shown off the sides of the pavement? Will surface runoff
be collected in the swales and then be directed to the
basins? If so the design will not work unless connecting
pipes are installed under each driveway.
d. How will the swale grades be reconciled with the grades of
the intersecting pavements?
e. The parking area between the buildings on Lot 9 has
uncontrolled sheet drainage at a grade of 10%. This runoff
will be carried directly onto the surface of the intersecting
street and could become dangerous with icy conditions.
f. Much of the surface runoff from the two largest parking
areas on the commercial site will not be intercepted and
controlled by swales. Grading suggests it will be carried
out the entrance to Route 130. There should be catch
basins at the entrance at Route 130 to collect runoff from
entering the public way.
g. Two of the bioretention areas on the commercial lot are
immediately upgradient of the subsurface absorption areas
of the wastewater treatment system. What impact on this
system might there be due to infiltrated storm water?
h. There is no dimensioning shown on the plan for how
parking areas are to be constructed. Spot grades should
be shown at critical portions of the pavement surfaces.
i. Lines are shown on the plans for sanitary sewers and
manholes that will lead to the wastewater treatment area.
No invert elevations, manhole grades or pipe lengths are
shown. It should be demonstrated that there will be no
interference between sanitary sewer lines and storm water
pipe lines.
j. The size of the proposed water main should be shown on
the plan.
C. Sheet SK-3
1. The profile plan shows no existing and proposed grades for the
road centerline.
2. The existing grade at Route 130 is not shown.
