Maslipee Zoning <br /> Board of Appeals Dry Harbor Enterprises <br /> 2 Owner: Andrew Conway <br /> SP-04-26 <br /> but will also allow for an inside area to perform primarily off season maintenance of <br /> boats. The Tech Review Committee felt they needed a fire plan thus the applicant has <br /> hired Anthony Caputo, a fire protectant consultant. Mr. Caputo informs them that all <br /> materials will be listed and will be stored in fire rooms with high-density sprinlders that <br /> would contain any fire hazard to one room. There will be no rack storage at this point and <br /> Mr. Caputo tells the board that the gas tanks will remain frill since it is the fumes from <br /> the gas tanks that cause the explosions and not the gas itself. Mr. Conway mentions that <br /> these buildings will be Morton Buildings and about 27 feet high. They will be well kept <br /> and a landscaping plan is also submitted. <br /> Mr. Kirrane addresses the concerns of the residents from Deer Crossing. The <br /> residents did not want cars to be able to go through Deer Crossing so a gate will be <br /> placed at the end so that only emergency vehicles can traverse the area. The residents are <br /> comfortable with this proposal and have worked with the applicant through the planning <br /> board at several meetings. <br /> Mr. Conway informs the Board that at present he will have two companies in the <br /> facility although possibly up to three and there is adequate parking for all proposed <br /> companies and employees. Mr. Conway mentions that right now there is a marine repair <br /> company and a boat hauler that will take up residence if the permit is granted <br /> The utility easement on the lot made it necessary to obtain a variance for lot size <br /> since the easement greatly reduced the size of the lot. Mr. Conway informs the Board <br /> that he is in optimistic discussions with Nstar and they are working things out at the <br /> moment. They know that all of this is subject to approval from Nstar and the project will <br /> fold without it. Mr.Nelson mentions that relocating the utility pole seems unreasonable <br /> since this easement is the backbone of the power for the cape. Mr. Conway says that the <br /> pole may end up staying but they are working toward a fruitful conclusion. <br /> The Board questions the owner regarding the traffic that will enter and exit from <br /> Route 28. Mr. Conway explains that most of the heavy traffic will be only twice a year, <br /> hen the boats will be put away. He informs them <br /> once in the spring and once in the fall w <br /> he intends to have a wholesale business by contract and not for individual use. He has <br /> one for a boat hauler and one for a marine use facility. Mr. Nelson raises concerns about <br />
