McGuire: Request a Special Permit from Section 174-17 of the <br /> Zoning By-laws in order to alter a pre-existing non-conforming structure to build a 24' x <br /> 24' garage on property located in an R-3 zoning district at 410 Monomoscoy Road (Map <br /> 124 Parcel 44) Mashpee, MA. <br /> Edwin D. and Carol C. McGuire: Request a Variance from Section 174-31 of the <br /> Zoning By-laws to vary the setback requirements, frontage requirements and landscape <br /> requirements to build a 24' x 24' garage on property located in an R-3 zoning district at <br /> 410 Monomoscoy Road (Map 124 Parcel 44) Mashpee, MA. <br /> Sitting: Robert Nelson, Marshall Brem, Richard Guerrera and James Regan. <br /> David Sanicki of Cape & Islands Engineering represented the applicant at this hearing. <br /> They are seeking a special permit in order to alter a pre-existing non-conforming <br /> structure and a variance to conform to the required frontage and the required setback <br /> requirements along with a landspace variance to build a 24' x 24' detached garage with a <br /> bedroom. This will be a 1 '/2 story dwelling and the lot coverage will be 16.4%. A direct <br /> abutter, Susan Grace- Johnson of 408 Monomoscoy Road is asking if the fence is going <br /> to be maintained that currently exists between the yards. Mr. McGuire informs her that it <br /> is. She has no problems with the addition. There is a new septic system being installed, <br /> which improves the area. The garage will be 2 % stories high when it is finished but will <br /> be within the 35foot height maximum. Mr.Nelson moves to grant a Special Permit and <br /> the following: <br /> • A 99.5 foot frontage variance <br /> • A 7.7 foot side yard variance <br /> • A 5 foot variance on the garage side <br /> • A 26,017 square foot landspace variance <br /> Marshall Brem seconds the motion. All agree. So moved. Reference plans from Cape& <br /> Islands Engineering, dated June 11, 2004 File No. I I IMA. <br /> Charles Mirak: Requests a Variance from Section 174-31 of the Zoning By-laws to <br /> vary the setback requirements in order to build a 15' x 15.6' addition with an 8' x 21' <br /> deck on property located in an R-5 zoning district at 14 Wheeler Road (Map 57 Parcel 3) <br /> Mashpee, MA. <br /> Sitting: Robert Nelson, Marshall Brem, Richard Guerrera and James Regan. <br /> David Sanicki of Cape & Islands Engineering represents the applicant at this hearing.
