Mashpee Zoning <br /> Board of Appeals Minutes <br /> 4` August 24, 2004 <br /> Punkhorn Realty LLC: Requests a Special Permit under Section 174-25 L9 of the <br /> Zoning By-laws in order to construct and license a pier, ramp and float on Popponesset <br /> Bay on property located in an R-3 zoning district at 80 Punkhorn Point Road (Map 100 <br /> Parcel 4) Mashpee, MA. <br /> David Sanicki of Cape & Islands Engineering represents petitioner at this hearing. They <br /> are seeking a pier, ramp and float on Popponesset Bay. The Board reviews the plans and <br /> Mr. Sanicki informs them that the area is low and they will only go to the 70 feet <br /> maximum that is allowed because they do not have the depth. Marshall Brem moves to <br /> grant the special permit. Robert Nelson seconds the motion. All agree. So moved. <br /> Carol Coholan: Requests a Special Permit from Section 174-45.4 of the Zoning By- <br /> laws to legalize an existing accessory apartment on property located in an R-5 zoning <br /> district at 7 Sandy Fox Drive (Map 28 Parcel 81) Mashpee, MA. <br /> Carol Coholan represents herself at this hearing. She is seeking a special permit to <br /> legalize an accessory apartment. The Board reviews all of her papers and finds <br /> everything in order. She has provided copies of all the inspections, and has put together a <br /> nice file, which the Board complements her on. It is noted by Mr. Wheeler that there is <br /> still a final inspection necessary. Ms. Coholan will be sure to get it done. Marshall Brem <br /> moves to grant the special permit. Richard Guerrera seconds the motion. All agree. So <br /> moved. <br /> Brian T. Axon: Requests a Special Permit under Section 174-24 C (9)(a) of the Zoning <br /> By-laws to modify an existing site plan for parking on property located in an I-1 zoning <br /> district at 131 Industrial Drive (Map 88 Parcel 0099) Mashpee, MA. <br /> Mr. Axon is representing himself at this hearing. He is seeking to modify the existing <br /> parking layout at this proposed building site. He shows the board the old parking layout <br /> and then compares it with the new parking layout. The Board feels this is reasonable <br /> request. There are currently 11 parking spots and he is proposing to go to 17 spots. <br /> There is natural drainage so there should not be a problem with that. Marshall Brem <br /> moves to grant the special permit. Robert Nelson seconds the motion. All agree. So <br /> moved. <br /> In Re: Harwich Concrete Block, Christopher Cushman: Cadrin Arden, et al., The <br /> Sturgis Landing Trust request a Public Hearing under Section 174-106 of the Zoning By- <br /> laws in order to request revocation of Special Permit(SP-97-35) due to violations of <br /> existing said permit on property located in a C-1 zoning district at 544 Main Street, Route <br /> 130 (Map 20 Parcel 24) Mashpee, MA. <br /> This matter is being brought before the board by direct abutters of the above referenced <br /> business. Attorney Sydney Heimberg is representing Henry Desrosiers of 561 Main <br /> Street who lives across the street from Harwich Concrete. Mr. Heimberg begins with a <br /> long list of violations that have been ongoing since the special permit was granted in <br /> 1997 (SP-97-35).
