is <br />• <br />0 <br />Mashpee Zoning 3 <br />Board of Appeals Edmond Clermont V-03-01 <br />4. without relief the lot could not be used for a residence, the purpose for which <br />it had been laid out and for which the balance of the undersized lots in the <br />subdivision were being used. <br />5. the Petitioner met the criteria and the Board has granted a Special Permit to <br />allow for expansion of a pre-existing, non -conforming structure. <br />In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br />Petitioner met the criteria necessary for the granting of a Variance. Upon motion duly <br />made and seconded, the Zoning Board of Appeals voted unanimously on January 22, <br />2003 to grant the following: <br />❑ A Variance of 14.5 feet on both sidelines <br />❑ A Variance of 65,600 square feet for lot size requirements <br />❑ A Variance of 4 feet to the wetlands <br />❑ A Variance of 75 feet for the frontage requirements <br />❑ A Variance of 2.4% for the lot coverage increase <br />The Variance is conditioned upon compliance with the proposed site plans from <br />Cape & Islands Engineering dated November 12, 2002, revised November 15, 2002 for <br />septic systems modifications and notes and revised January 22, 2003, for house and <br />garage location, File No. 123MA. <br />
