Meltzer Trust, Map 64 Parcel 24 and 25 <br />Sunset Circle Realty Trust SP — 03-03 <br />A Petition was filed on December 3, 2002 for a Special Permit under Section 174- <br />17 of the Zoning By-laws for permission to construct a garage in an R-5 zoning district <br />on property located at 51 Sunset Circle (Map 64 Parcels 24 and 25) Mashpee, MA. <br />Notice was duly given to abutters in accordance with Massachusetts General <br />Laws Chapter 40A. Notice was given by publication in The Cape Cod Times, a <br />newspaper of general circulation in the Town of Mashpee, on December 27, 2003 and <br />January 3, 2003, a copy of which is attached hereto and made a part hereof. <br />A Public Hearing was held on the Petition at the Mashpee Town Hall on <br />Wednesday, January 8, 2003, at which time the following members of the Zoning Board <br />of Appeals were present and acting throughout: Edward M. Govoni, James E. Regan III <br />• and Robert G. Nelson. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br />provisions of Massachusetts General Laws, Chapter 40A, Section 9 and the Town of <br />Mashpee Zoning By-laws. <br />Mr. John Slavinsky of Cape & Islands Engineering represented the petitioner. <br />Petitioner is seeking to build an addition that will consist of a garage, deck expansion, <br />driveway expansion and to install a new Title V septic system. Lot coverage will be <br />15.9% due to both lots being combined. This proposal will not be more detrimental to <br />the neighborhood. The Board moves to grant the Special Permit. <br />GENERAL FINDINGS <br />1. that the subject property is located at 51 Sunset Circle and contains 23,240 <br />square feet. <br />
