W <br /> Town of Nashpee <br /> 16 Great Aeck Pvoad Jlrorth <br /> Mashpee, Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> Decision for a Variance <br /> RE: Paul and Angela Squarcia 108 Wading Place Road <br /> Map I I I Parcel 107 <br /> V-03-138 <br /> A Petition was filed on September 26, 2003 for a Variance from Section 174-31 of <br /> the Zoning By-laws for permission to vary the land space requirements and lot frontage <br /> requirements in order to rebuild a house on property located in an R-3 zoning district at <br /> 108 Wading Place Road (Map 111 Parcel 107) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on October 10, 2003 and <br /> October 17, 2003, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> �• Wednesday,November 12, 2003 at which time the following members of the Zoning <br /> Board of Appeals were present and acting throughout: James Regan, Robert Nelson and <br /> Marshall Brem. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws, Chapter 40A, Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> John Slavinsky of Cape & Islands Engineering represents the Squarcias at this <br /> hearing. They are seeking to demolish and rebuild a new house on their property. In <br /> order to do this they are seeking a land space variance and frontage variance since the <br /> property in is an R-3 zoning district and would require 40,000 square feet and 150 feet of <br /> frontage. Petitioner would like to build a 65' x 32' foot house and garage with a 16' x <br /> 14' screened in porch and 16' x 33' foot deck. The Board feels this new house along <br /> with a new septic plan would be an improvement to the area. Mr. Nelson moves to grant <br /> the variances.
