Board of Appeals Minutes
September 25, 2002
3
I
Govoni suggests to concerned abutters that they put together a petition and join the
petitioner in the meeting with the Planning Board. All concerned abutters exit the
meeting and sign a petition.
Mr. Kirrane and/or Mr. Holmgren agree to send over a copy of the signedP lans that
they have from Design Review. -
Comments from abutters:
Chris Tufts
Ginger Hoag
David Hoag
ii
Joe Broderick
Norma Broderick - all agree emphatically that any entrance from Sampsons Mill Road
will be very dangerous and none of them want this in their neighborhood.
y
Mr. Kirrane informs the concerned abutters that if the Planning Board allows the curb
cuts then they will move forward with plans using that entrance. If they are denied,
s
then they must use Sampsons Mill Road as an entrance since they must have an
•5 entrance somewhere.
-_ Mr. Regan moves to continue this matter until November 13, 2002 so that the petitioner
f
can meet with the Planning Board to see if they will agree to relax the existing mandate
` of no access on Route 28. Mr. Nelson seconds this motion. All agree. So moved.
The 151 Nominee Trust—Requests a Special Permit under Sections 174-25.D.1 and
174-25.E.1 of the Zoning By-laws for permission to construct a commercial building with
n`
offices and retail sales on property located in a C-2 zoning district at 400 Nathan Ellis
Highway (Map 72 Parcel 116) Mashpee, MA.
Sitting: James E. Regan, III, Robert G. Nelson and Marshall Brem
#" Mr. John Salinski of Cape & Islands Engineering opens for the petitioner and informs the
n; Board that the requested changes on landscaping have been made as well as building plan
changes. Mr. Nelson expresses his concerns over excess water build up creating a"river"
if you will. Mr. Salinski informs the Board that he has nothing to do with the other parcel
of land. Mr. Nelson would like a traffic study done. Landscaping plan needs to be
redone. Route 151 does not need any curb cuts because it is not a state highway. The
Board and Mr. Salinski discuss some specifics of the design and wetland issues. Mr.
Nelson questions as to any assurances that the pads are changed. Mr. Salinski cannot
assure them of that. Mr. Salinski informs that Board that the new landscaping plan
should be in file since it was signed off on from Design Review.
i
