Criteria referenced <br /> is 1, 3, 4and 6. <br /> The only comments from abutters are from the Mashpee Planning Board, Mr. Thomas <br /> Fudala and the memo is attached hereto. <br /> 1, <br /> Michael Ciampi: Requests a Special Permit under Section 174017 of the Zoning By- <br /> laws to alter a pre-existing non-conforming structure by removing a front step and right <br /> side deck and replace with a new porch. This property is located in an R-3 zoning district 4 <br /> at 9 Pine Ridge Road (Map 114 Parcel 76) Mashpee, MA. <br /> Sitting: Robert Nelson, Zella Elizenberry and Frederick Borgeson. <br /> j' <br /> Michael Ciampi represents himself and requests that he be allowed to perform some <br /> maintenance on his house. The existing sidelines are pre-existing and non-conforming <br /> and require the Board to grant a Special Permit. Mr. Nelson feels this is not any more !' <br /> detrimental to the neighborhood and believes it will be an improvement to the home. He <br /> moves to grant the Special Permit and Zella Elizenberry seconds the motion. (� <br /> Benway Sisters Trust: Request a Special Permit under Sections 174-17 and 174-20 of <br /> the Zoning By-laws to allow for demolition of an existing structure in order to construct a <br /> new dwelling with new approved Title V septic system on property located in an R-3 E' ' <br /> zoning district at 12 Bay Road (Map 114 Parcel 34) Mashpee, MA <br /> IfI�� <br /> Sitting: Robert Nelson, Zella Elizenberry and Frederick Borgeson. <br /> John Slavinsky of Cape & Islands Engineering, represented the petitioner. The existing <br /> seasonal cottage is 36 x 24 was built in 1913 and needs to be taken down. The septic <br /> system has failed. With this new structure, the cesspool will be eliminated and a new j <br /> Title V system will be installed. The proposed dwelling is somewhat larger than the j14 <br /> existing footprint, however with the lot containing only 4,000 square feet, it makes for <br /> much difficulty to live in a home of only 800 square feet if one were to maintain the 20% <br /> lot coverage rule. Mr. Slavinsky is requesting a Variance of 9 feet on the southerly side <br /> and a Special Permit to perform this work. Conservation and Board of Health have signed <br /> off on this project.
