Mashpee Zoning Minutes—January 10,2001 6 <br /> Board of Appeals <br /> George Adams—Requests a Variance from Section 174-32 of the Zoning By-laws for <br /> permission to construct a single-family home on an unpaved road on property located in <br /> an R-5 zoning district at 47 Cove Road(Map 5 Block 1)Mashpee, MA. Owner of <br /> record: George H. &Phyllis P. Thompson. <br /> Sitting: Edward M. Govoni, James E. Regan III and Marshall A. Brem. <br /> Mr. David Sanicki of Cape & Islands Engineering represented the Petition and stated that <br /> the pavement ends and turns to dirt before the subject lot. The proposal calls for <br /> construction of a single-family home approximately 150 feet away from the paved road. <br /> The road is in excess of 16 feet in width to allow for fire and safety apparatus.No <br /> overhead growth will interfere with safe access to the road and proposed home. <br /> The Conservation Commission has approved theproject. <br /> No comments were received from abutters. <br /> Mr.Nelson moved to grant the Variance; the road has sufficient width and overhead <br /> clearance to allow for fire and safety apparatus access. Mr. Govoni seconded. All <br /> agreed. <br /> CONTINUED HEARINGS <br /> Kenneth L. Hatcher—Requests a Variance from Section 174-31 of the Zoning By-laws <br /> for permission to vary the sideline setback requirements to allow for construction of <br /> a garage on property located in an R-3 zoning district at 20 Elliot Road(Map 118 <br /> Block 115)Mashpee, MA. Cont.from 12/13/00 to allow applicant opportunity to submit <br /> revised plans with correct dimensions. <br /> �y <br /> Sitting: Robert G. Nelson, Richard T. Guerrera and Zella E. Elizenberry <br /> Mr. Hatcher represented his Petition and submitted revised plans with correct <br /> dimensions. He stated that he plans to remove the shed. <br /> No comments were received from abutters. <br /> t� <br /> Mr. Guerrera moved to grant a Variance of 11 feet from the sideline setback . <br /> t requirements, subject to criteria 2, 3, 4 and findings 3, 4, the location of the catch basin <br /> w* <br /> and the septic system dictate the location of the proposal.
