Marotta—Requests a Variance from Section 174-26.A of the Growth <br /> Management Zoning By-laws for permission to construct a single-family home in a <br /> three-lot subdivision on property located in an R-5 zoning district at 159 Falmouth '' <br /> Sandwich Road (Map 41 Block 85)Mashpee, MA. <br /> Sitting: James E. Regan III, Frederick R. Borgeson and Zella E. Elizenberry. <br /> j <br /> 'I I <br /> Mr. Marotta represented his Petition and stated that he plans to construct a single-family <br /> home on land that he purchased in May 1999. He subsequently subdivided the land in <br /> March 2000 and sold one of the lots in 2000. <br /> Mr. Marotta stated that the subject property consists of 3.4 acres and that the proposed lot <br /> coverage would be less than 1%. He is proposing construction of a 6-bedroom home. j <br /> There are five other houses in the subdivision located across from the military base. <br /> Mr. Wheeler confirmed that this situation creates a hardship for the Petitioner because the <br /> I <br /> subdivision-5-year layout plan allows for only 20% of homes to be constructed per year. <br /> The Petitioner is not a developer and is requesting a Variance in order to build a home for <br /> his own use. <br /> Mr. and Mrs. Peter Birdsey, abutters, attended the meeting and expressed approval of the <br /> project. No other comments were received from abutters. j <br /> Mr. Borgeson moved to grant a Variance, due to the narrow and curving shape,the <br /> sloping topography, a literal enforcement of the By-laws would create a hardship,that the <br /> relief being given is in view of the fact that the Petitioner is not a developer and is <br /> building a home for his own use, criteria 3, 4 and fmdings 1, 3. j <br /> CSC Group Nominee Trust—Requests a Variance from Sections 174-26.A and <br /> 174-26.B.1 of the Growth Management Zoning By-laws to vary the Development <br /> Phasing and Building Permit limits to allow for construction of 28 single-family <br /> homes on properties located in an R-5 zoning district at the intersection of Lowell <br /> Road and Great Neck Road North(Map 52 Blocks 62-112) Mashpee, MA. f <br /> � II <br /> Sitting: James E.
